Should I become an Owner builder?

The "do-it-yourself" - DIY - trend is big, as evidenced by the popularity of home improvement television shows and the abundance of information on the Internet.

How do you determine if you should become an owner builder or if it would be better to hire a General Contractor? Here are a few questions that may help determine the path you choose:

    • Assess your skills. Do you have good management skills? Are you motivated to save money? Little or no experience in building? The BuildMax 'Owner Involved Building' program empowers individuals with "Insider's Knowledge" in construction and contracting practices. BuildMax doesn't expect you to build your own home, only manage the process with one of our professional New Home Consultants guiding you every step of the way.
    • Is it worth it? The average owner builder saves $25K to $70K in some cases even $100K by managing their own homebuilding project. This saving is called 'sweat equity'. The primary way of building sweat equity is by taking on the role as project manager and doing some work yourself, like painting or landscaping. Becoming an owner builder is like having a part time job, but it pays real well.
    • Do you have the time to do it? - Acting as the contractor of your own homebuilding project takes a lot of time and dedication. You must be willing to visit the jobsite often and plan to take calls from sub-contractors at a moments notice. Your weekends will be filled with odd jobs like cleaning up after contractors, visiting material supply stores and taking on specific jobs that you can do yourself.
BuildMax has specialty owner builder financing solutions for individuals that see the value in saving money and controlling their own homebuilding project.

Should I hire a General Contractor to build my home?

For many people, choosing to hire a General Contractor is the way to go. Most people live busy lives and taking on the responsibility of managing their own project is just too much to undertake.

The General Contractor typically charges between 15-20%, but they take on all the responsibility and headaches typically associated with building a home. General Contractor's typically use the term referred to as 'turn key' which means they manage the whole project and you will be making minimal decisions throughout the building process. You'll choose colors, counter tops, floor coverings and light fixtures but you will not control the costs. Your General Contractor will give you a set price for the home completely built and ready to move in. Using a General Contractor is the hassle free way of building a new home.

BuildMax offers the best financial solutions when you choose to build with a local General Contractor.
