Question: You were saying in your last e-mail that the loft area in the Aspen model was not approved in Oregon because of an Engineering problem....what problem, exactly, and what is involved in having an Engineer approve the design of the loft ? Rick
Answer: Not really an engineering problem, but general requirement. The building code provides for what is called "prescriptive" lateral bracing. Lateral bracing addresses the buildings ability to resist movement in a wind event or earthquake. The prescriptive path limits the amount of openings in a wall line, increasingly more restrictive the more floor levels in the home. Making a two story home more difficult to make comply than a single story home. Specifically, for the Aspen plan, the two story prow front with windows is the area most challenging with regards to the prescriptive path. We would need to remove a significant amount of window area to bring this area into compliance, compromising the design.
The alternative to the prescriptive path is to have an engineer registered in the state of Oregon review the plan and provide bracing calculations and details. This is not an uncommon requirement and is simple and fairly cost effective. We have several engineers we work with on a regular basis for this type of project. If you would like I can obtain an estimate.

Answer: The mechanical plans for plumbing and heating are not available as these installations are left to the local professionals, who would be your best source of information pertaining to your home.

Question: if you build this house on a slab, where is the a/c system located and the supply and return vents? I am very interested in building this house. I cannot afford a basement and the subdivision does not allow crawl spaces. Thanks and I look forward to getting an e-mail response.
Answer: The A/C system can be located within the attic spaces next to the balcony area and bedrm #3. The supply and return ducts would be placed by the hvac contractor and should be very short run right back to the units themselves. Their might be two smaller units rather than 1 large.

Answer: Yes, Reference plan 65862 walk-out basement. They are very similar.
Question: where would the steps go in the house to get to the basement.
Answer: The basement stairs are in the Garage going from left to right.
Question: It looks like the stair to bonus goes up from workshop. If basement foundation is ordered, how would it be accessed? Hoping for interior stairway
Answer: In this plan it is only accessible from the Garage... unfortunately.
Question: Can you send me some pictures of the inside of the home so we can visualize the layout better with kitchen cabinets and furniture etc.
Answer: The interior layout is the same as plan 65862 with the exception of the views of the study. Those interior renderings will show how it looks.
Question: Do you have any rear elevation photos with a walk-out basement? Do you have any interior pictures?
Answer: The interior renderings are similar to our plan no. 65862. The only difference is the elimination of the Study/Media in lieu of a workshop area in the Garage. I have attached a sketch of a walk-out basement condition.

Could you please supply the total under roof footage for this plan
Answer: Total under roof = 3437 SF
Question: where are the furnace and water heater situated? how does the laundry area vent out?
Answer: The furnace and water heater will fit nicely in the attic space and be more centrally located. The dryer vent will have to go up thru the attic and out the roof. It may require an additional blower fan.

Answer: Hello Yvonne, I am the designer of this plan. It is an olive color of some sort. Its not anything in particular. We outsource our renderings to a third party, and we just told them to make it green like this and they just came up with this shade of green. If you have access to a color photo printer, you can print out a color copy of it, then take that to a paint store and they have equipment there to mix paint to exactly match anything you bring them. So if they can have a color photo, then you can have your paint color. You can also hold up samples next to the screen for color matching. I wish we had a color code for you. Good luck and God bless!

Question: I am looking at this plan and want to build it in Antigua. I would like the exterior walls to be 8 inch concrete block and the roof material to be of a clay tile. Can these plans be modified with a material list to accommodate these changes?
Answer: I was wondering if the customer will be using metal roof trusses, wood roof trusses, or stick framing because of being in the Caribbean? These plans are currently designed with engineered wood roof trusses and an I-joist floor system, if these products are not available in his area we will need to design the plans to work with regular dimensional lumber. Otherwise the changes to 8 block are no problem.

Answer: The studs are set at 16 on center for each wall. I dont have a materials list available for this plan, sorry.
Question: If the plans do not include plumbing diagrams how would you know where to penetrate the floor or walls?
Answer: Your plumber uses the floor plan to get that information. All sinks, toilets, shower etc are shown on the floor plan.
