You might imagine a set of dog-eared blueprints when you read “Historic House Plans,” but our collection is anything but aged and old fashioned. The architect of these two plans has drawn them to help you pass the review board if you are building in a district with protected architecture. You will appreciate the novelty of historic architecture combined with room arrangements that appeal to your family’s contemporary expectations.
House Plan 73730 is perfect for a narrow lot and offers 2274 square feet of living space with 3 bedrooms and 3 bathrooms. The architecture can be classified as Victorian / Italian and has the appearance of a row house that you would find in the narrow lots of a city. The front door opens directly to the living room, wasting no space with a traditional foyer. To the left is a passage to the coat closet, guest bath and den / study. To the rear of the home is a dining room that shares open space with the kitchen and provides the passage to a deck. A second door leads from the deck into a laundry / mud room, and a pocket door opens to the hallway to the master bedroom. The master has a fully-appointed bathroom with water closet, double sink, tub, shower and access to the large walk in closet. Two more bedrooms share a loft and a bathroom upstairs. The best part about this home is the option to convert a sitting room and the den downstairs into more bedrooms- great for guests or an expanding family.
For more room, have a look at House Plan 73735 which offers 2677 square feet of living space, 3 bedrooms, 3 full bathrooms and 1 half bath. Like a grand old Greek Revival plantation house, four massive columns dominate the front entrance. You can access the second story porch from bedroom 3 upstairs. After passing through a small formal entry, you will find a powder room and an office to your left, which is separated from the living space to provide quiet while you are hard at work. Enter the kitchen to admire an open arrangement with formal dining room on one side and the living room on the other side. The massive fireplace also faces the porch on the opposite wall. The screen porch and pool area are privately tucked into the U-shaped structure of the home, and a deck spans across the back of the house. A wide walkway across the front of the home connects the master bedroom to the main living area. Included in the suite is a laundry area, walk in closet and bathroom with double sinks, tub, shower and water closet. Enjoy also a second shower with a door leading outside. Two bedrooms upstairs are appealing to the children as they each have a private bathroom.
