Q:The plans show a finished ceiling height in the basement of 8'. Is that a smooth, all one level ceiling or will there be drop-downs / soffits for HVAC ductwork? If that's the case, how would one get a smooth, all one level ceiling height of 8' and how would it affect the plan? Also, my neighbor said you'd have to pour the basement at 2 different heights in order to get the 1' difference between the main level entry and bathroom from the kitchen, bedroom and living / dining room areas. Is that the case?
A:Hi,
You have to have drop-downs for HVAC ductwork . The only way to have a smooth ceiling is to make the ceiling higher (12 to 16 inches) and build a smooth blowed ceiling under the ductwork and beams .
The foundation walls as to follow the floor level , the ceiling height is 12” lower in the front part of the basement either for the concrete wall .
Q:Is it possible for me to purchase the CAD File and have a local architect do the modifications? If so, what is the Cad File version, please?
A:Yes , If you buy the Cad file you can have a local architect to do modifications.
Our plans are saved in CAD 2005 version to allow the maximum people to have access to it.
Q:What does this plan include. Does it include interior elevations and schematic electrical plans?
A:Our plans don’t show interior elevations . The plans show electrical outlet but not the wiring plans
Q:The listing says the total living area is 1128sq.ft. It also says the main level and upper level are 1128sq.ft. each. So is it 1128sq.ft. total living area or 2256sq.ft. total living area.
A:This model is a one storey house with a walk-out basement. The basement is never included in the living area, this is why the total living area is the same as the main floor.
Q:1. Will the plans show load bearing walls? 2. Will the plans show an electrical and plumbing rough out? 3. Will the plans show the roof truss and floor joist layouts?
A:1- The plan show bearing wall , beam and reinforced floor joist .
2- The plan only show the electrical and plumbing outlet positioning , but not the wirring and piping layout .
3- the plan include the floor joist layout , but the roof truss layout is to be made by the truss manufacturer .
