Each home plan features the front elevation and informative reference sections including general notes and design criteria.
Elevations
Drafted at ¼" scale for the front and 1/8" scale for the rear and sides. All elevations are detailed and an aerial view of the roof is provided, showing all hips, valleys, ridges and framing.
Foundations
Drafted at ¼" - 1' scale. This plan is designed as a slab foundation. Optional basement or crawl space foundations are available. Basement foundations may require additional engineering for steel beam sizes.
Main Level Floor Plan
Drafted at ¼" scale. 2" x 4" walls are standard. The detailed drawings include such things as ceiling treatments and header locations.
Second Level Floor Plan
Drafted at ¼" scale. Drafted to the same degree of detail as the main level floor plan.
Interior Elevations
Kitchen cabinet elevations are drawn.
Electrical and Sections
The electrical plan shows suggested electrical layout for the main and second level floor plans. Typical wall, stair, brick sections are provided to further explain construction of these areas.
NO Re-use Fee
As the original purchaser of a home plan, the Construction License permits you to build the plan as many times as you like.
Running Blueprints
If your plans are sent to you on vellum paper they will reproduce well on your blueprint machine. The Construction License authorizes you or your blueprint facility, at your direction, to make as many copes of the plan from the vellum masters as you need for construction purposes.

Q:do you have any plans that are 2009 IRC code that I can look at otherwise I have to go to another design company
A:All my plans are designed to the International Building Code.

A:It is designed under 2006 IBC and southern standard. I am not familiar with IRC, IBC is the main and most comprehensive code. My plans exceed codes that I know of, I have not had any code issues with any of my plans

A:It was designed under the 2006 IBC and southern standard, as far as I know it meets IRC, but I can't guarantee it to meet. I haven't had any code issues come up on any of my plans, I try to make them compliant for all codes
Q:Would the 2nd floor ac air handler also feed the 2 bedrooms and bathroom on 2nd floor. What are dimensions for 1st floor half bath and laundry room thank you bill keenan
A:The air handler on the second floor feeds the second floor.
The half bath is 5-6 x 5-8
The laundry room is 7 x 5-10
Q:what is the depth on front and rear porches and what is that square in garage closet represent on plan 68160 and what do those lines on game room represent
A:The front and rear porches are 8' deep.
The square in the garage closet is the A/C air handler
In the optional gameroom, the outer two lines are the 5' tall kneewall locations, the inner two dashed lines are where the ceiling slopes up and flattens out at 8' ceiling height
Q:Is the wall between the dining and living room load bearing? I would love to have it open.
A:It is a load-bearing wall, but it could easily be removed and replaced with a short beam to make it open.
