4/3 Traditional Home Plan 83532 has a total of 2,113 square feet of living space in two stories. Arrive to a welcoming covered front porch with three columns and 96 square feet. There is just enough room for a bench beside the glass-surrounded front door. Don't stop there because the back covered porch is much bigger at 320 square feet, 32 feet wide, and 10 feet deep. That porch will be a favorite for you and your whole family when it comes time to fire up the grill for hotdogs and hamburgers. In total, this new construction plan offers 4 bedrooms, 3 bathrooms, and a one-car, front-facing garage.
4/3 Traditional Home Plan With Upper-Level Deck
4/3 Traditional Home Plan 83532 has everything you need for comfortable living, plus a few extras. Firstly, take a look at the rear elevation and note the upper-level deck. This unusual feature spans the back of the house behind three bedrooms! As a result, the master bedroom, bedroom 2, and bedroom 3 each have a set of double doors that open onto that waterproof deck. You won't find this in many of today's home designs. It's a lovely idea to know that you can step right from the bedroom to the deck and gaze up at the stars!
Secondly, the living space downstairs has the same pattern of three sets of double doors. These double doors open to the covered porch which spans the main floor on the back of the house. Not only are the doors attractive, but they also admit lots of natural light. The living space is a simple design with fireplace on one side of the room and range on the other side. In between, you can design your preferred layout of living room furniture and large dining table. When it comes to the kitchen, the oversized island is the perfect place to prep for meals, and the walk-in pantry gives you lots of storage.
Bedroom Number 4 or Office?
Thirdly, most of the bedrooms are upstairs in 4/3 Traditional Home Plan 83532 so that Mom and Dad can stay close to the kids. This is especially helpful for families with young children. After all, no one wants to run up or down the stairs when the kids need something at night. The master bedroom is arranged with complete function because it has two sinks, walk-in shower, private toilet room, and a very large walk-in closet attached to the bathroom. The closet has a built-in for organization and a window for natural light which is coming from the front of the home.
Occupants of bedrooms 2 and 3 share a nice guest bathroom, and there is a small closet where you can put a stacked washer and dryer on the second floor. Plus, the second level has a linen closet and broom closet. Downstairs, you can choose how to use bedroom 4. Do you have enough family to fill every bedroom, or will you make it an office or guestroom? Note the full bathroom on this level and two more closets for storage.

In addition to the front exterior, your drawing set will include drawings of the rear and sides of your house as well. These drawings give notes on exterior materials and finishes. Particular attention is given to cornice detail, brick and stone accents, or other finish items that make your home unique.

Foundation Plan
The foundation page dimensions, concrete walls, footings, pads, posts, beams, bearing walls, and any stepped foundation information along with any retaining wall info (schematic only). A typical wall section for the home is also usually included on this page (if not, it is elsewhere in your plan set, as space allows). If your plan features a poured concrete slab rather than a basement or crawlspace, the foundation page shows footings and details for the slab, and includes plumbing locations.
Floor Plan(s)
Exterior and interior wall framing, and windows/doors are dimensioned. Room sizes are indicated and any beams, posts and structural bearing points are called out. The floorplans include an electrical legend, and electrical fittings, lights and outlets are shown. Floor Plans will also indicate cross–section details (provided on the sections page) and show any special framing details applicable to the design. Cabinet elevations are included for kitchen and bathrooms; some designs feature cabinet elevations for design–related built–ins too.
Building Sections
Building sections show changes in floor, ceiling, or roof height, and the relationship of one level to another. Our section pages also show how the stairs are calculated (if there are some) and depict roof and foundation members. We try and draw sections to show the most useful information — choosing locations where there are elements you or your contractor might need clarification on.

Roof Plan
Roof framing or truss directions are shown, slope directions are indicated and structural members are sized and called out if applicable. The gravity loads used to calculate the rafters, beams and posts are indicated , and we also show gutters, downspouts, and any roof venting required for your home.

Your home comes detailed to meet the requirements of the latest adopted version of the ‘International Residential Code’, and our notes and details pages outline all the elements applicable to the design of your home. Compliance with further standards may need to be incorporated into your plan set, depending on the requirements of your building department — these are usually done locally.
