Question: When a basement option is selected for this floor plan, where are the stairs located?
Answer: The basement plans are not drawn until the order is placed and can generally be modified as needed

Question: Can we see the plans including the basement. Something had to give regarding placement of stuff regards to where you've placed the stairs. Do the plans include piers in the foundation?
Answer: We have not put a basement in this plan before and would need to make some changes to make it work. First we would omit the lockers and then flip the PDR. room to the right adjacent to the Pantry. We then would add 4' to the garage and put the stairs down to the basement in between the Garage and the house. We do not do the drawing of that unless you order the plan. We would be happy to modify that area diffently if you purchase the plans. thanks and please let us know if you have any further questions.

Question: Are any of the ceilings vaulted? What are the heights?
Answer: 12' ceiling heights in all main social rooms 10' ceilings in rest can add vaults where wanted.

Question: what are all the ceiling heights. the specs say 12' main. what does that mean? Are there any other looks for the front porch?
Answer: The Great Room, Dining Room, Office, Kitchen all have 12' ceiling hgts., The rest of the house has 10' tall ceilings. We have not changed this front on this plan yet, but we offer design services to complete a elevation change. The cost would be around 650.00 to change the front of this house to a different look and you would receive a proof with a change to tweak. Hope this helps. Thanks
