Question: How are the 4x10's secured to the foundation?
Answer: The 4x10’s are being secured with steel angle clips and anchor bolts to top of foundation wall. Hope this helps.

Question: Do the blueprints show the indoor and outdoor fireplace? Is it wood burning? What is the size? does it show a footing for the fireplace? Is there a chimney?
Answer: Yes the blueprints show the indoor/ outdoor fireplace. There is a chimney with full foundation. This is a wood burning unit. The size is roughly 10’ wide by 3’ deep.

Question: Hi, thinking about ordering the plan, does it provide any provision for insulation? R value for roof?
Answer: The plans are currently calling out for a R-19 roof insulation.

Question: Hello. For the upper level, what is the height of the inner walls where storage begins,and what is the height of outer "storage" wall? Thank you
Answer: I’d guess roughly 3’-0” for the knee wall height on interior down to 0” on the outside. Very little storage. I wouldn’t even call it that.

Answer: Water heater and furnace are shown in Crawlspace. Otherwise it would be up to builder on were to locate.

Question: are the 4 x 10 framing members continuous in length or spliced/joined. how long are they from floor to apex? thank you
Answer: Plans show a continuous 4x10 - 28’-0” in length.

Question: where this is going to be built it will need piers due to uneven ground. we need to know how the piersneed to be engineered and the materials. we plan to use reinforced concrete and beams....do you provide plans for this type of engineered foundation?
Answer: We do provide a Crawlspace foundation with a continuous 8” block foundation wall with a center beam supported by 6”x6” posts on concrete pads. If needed the foundation could be modified to a more conventional pier type design.
