A: The plans are not engineered. We spec all the floor joist as “per engineered specs” and spec the joist direction. We also spec the crawl space beams as “LVL beams per engineered specs”. We supply a roof plans but not the sizing of the rafters. That will be based upon his code requirements for wind & snow load requirements. If a plan comes with all that information provided thEn I can tell you from experience, it has been WAY over engineered to cover their back side and it will cost them thousands of dollars extra in material cost rather than getting it done localy
A: Hot water heater can go in the Garage Storage Area. The Furnace will go in the attic area above the Kitchen, if you are slab foundation.
A: It would be in the basement if that foundation is elected. If crawlspace then in the crawl space. If slab foundation then in the attic space probably above the kitchen area. It is placed based upon your equipment type and manufacture selected..
