| This spectacular split design blends the warmth of country with classic southern tradition in a detailed porch with round columns on stone pillars. The spacious great room has a built-in media center, fireplace and wall of windows leading to a breakfast room/kitchen combination sharing a handy breakfast bar. The large master suite accesses a column lined porch and has a private bathroom featuring a corner whirlpool tub, makeup area and large walk-in closet. Three additional bedrooms with two shared bathrooms complete the main level. Upstairs you’ll find several bonus rooms with creative ceilings and dormer windows.

Question: This home and Plan #61219 home is identical except 61219 is lap board siding. Is there any difference is the actual plan? Should final decision be made between the siding types before ordering plans
Answer: The floor plan is the same. One is brick and one is siding, though.

Question: 1. What is advantage of 2X6 exterior walls? 2. If I order and have print modified, what is cost and how long does it delay? I am probably going to order PDF. 3. Want showers and no tubs.
Answer: 1. THICKER WALLS ALLOW FOR THICKER INSULATION. THIS IS STANDARD IN COLDER CLIMATES. 2. COST FOR MODIFICATIONS DEPEND ON THE MODIFICATIONS REQUESTED. TIMELINE IS ALSO SUBJECT TO THIS. 3. THIS CAN BE MODIFIED ON THE PLANS OR CHANGED ON SITE BY THE BUILDER.

Optional walkout style basement (three walls masonry with a wood framed rear wall with notes for the builder to locate the windows and doors) and optional full basement foundation available if the plan allows, at an additional cost.
FLOOR PLANS Each home plan includes the floor plan showing the dimensioned locations of walls, doors, and windows as well as a schematic electrical layout (not available for log homes).
SET OF ELEVATIONS All plans include the exterior elevations (front, rear, right and left) that show and describe the finished materials of the house.
KITCHEN AND BATH ELEVATIONS The kitchen and bath elevations show the arrangement and size of each cabinet and other fixtures in the room. These drawings give basic information that can be used to create customized layouts with a cabinet manufacturer.
MISCELLANEOUS DETAILS These are included for many interior and exterior conditions that require more specific information for their construction.
ROOF OVERVIEW PLAN This is a "bird's eye" view showing the roof slopes, ridges, valleys and any saddles.
