Question: I have few additional questions: 1. Are any of the 2nd Floor walls load bearing? I would like to construct the plan with an open second floor. 2. What is the design insulation factor for the floor, walls and roof? 3. What is the style and depth of the roof trusses? 4. what size and type are the floor joists?
Answer: No, no wall of the second story are load bearing Open second floor / ok would not be a problem Insulation floor = none Insulation wall = R-24.5 Insulation roof = R-40 The trusses are 22" thick, beam style The choice of beam is chosen by the customer and they are 12’’ thick

Question: Are the horizontal beams shown in the photo gallery a modified version of the plan?
Answer: Hi Bonnie, The photo comes from a customer so he changed the interior and added horizontal beams. These however are not on the plan Thanks! Jessica

Question: The actual home pictured with this plan seems to show a view into the living area through two pillars. Is this taken from the stairs into the unfinished basement or was this house plan modified? If this was a modified plan, is it possible to purchase a copy of the changed plan?
Answer: Good afternoon, The pictures are a modified version of the standard plan. The pillars can be added through modification. You will need to do a plan modification in order to add the pillars.

Answer: The blueprints will come with an unfinished basement plan. We don’t have a basement plan image for the web, sorry.

Question: Is there a functioning fireplace on "both" floors..?
Answer: The fireplace is on the first level only. You see it on the second but it’s what you see below from the mezzanine.

Question: Hi there, love the design. I was thinking that this design would great for a cottage. Where do you envision the utility room (hot water tank, pump etc.) Or does this plan have a basement? Thanks in advance, Jeremy
Answer: This plan comes with an unfinished basement foundation. Therefore the utilities are located in the basement.
