A: All my plans are designed to the International Building Code.
A: It is designed under 2006 IBC and southern standard. I am not familiar with IRC, IBC is the main and most comprehensive code. My plans exceed codes that I know of, I have not had any code issues with any of my plans

A: The air handler on the second floor feeds the second floor. The half bath is 5-6 x 5-8 The laundry room is 7 x 5-10
A: The front and rear porches are 8' deep. The square in the garage closet is the A/C air handler In the optional gameroom, the outer two lines are the 5' tall kneewall locations, the inner two dashed lines are where the ceiling slopes up and flattens out at 8' ceiling height
A: It is a load-bearing wall, but it could easily be removed and replaced with a short beam to make it open.
