Question: On this plan it says total living area 1040. Why did nt you include the second floor in the square footage? Is it possible to put another window on the left side wall of bedroom 2 on the main floor (the corner bedroom- near covered porch)? Is it also possible to put windows on the right side wall in both the living room and the dining room? Also, do you have a drawing of this floor plan with the dimensions shown? We would like to take it to our town planning board to get site approval for the size before spending the money on the plan. Make sure they will allow this size house on the lot. I know the house is 40 by 32 total. is the porch 40 by 8?
Answer: Yes for windows on side walls; fully dimensioned plans come with construction plans – the presentation plan is more than ample for any public official; front porch is 6’-0” deep

Question: can the exterior walls be 2x6 I live in a cold area and would like the extra insulation. Do you know what the roof load psf should be for zip 81091 Thanks Frank B
Answer: Yes the walls can be made into 2x6; I do not know what roof load is required for your area; you need to check with your local building official

Question: Hello, My Wife & i are going to build a house and we really like this Design. My questions are::(1) If we opt for the 2 Bedroom which is what we need, are both of the Bedrooms on the main floor & if so can the second floor be left as a loft or does it need load bearing walls? (2) Is it possible space wise to install a corner whirlpool tub in the main floor Bathroom? Thanks Dale
Answer: The main floor can have 2 or 3 bedroom (both options come with the plans) and then an additional 2 bedroom can be upstairs at a future time for a total of 5 if needed. The entire second floor can be left unfinished. A Kohler Sojourn tub with a 36”X 36” shower with some re-design and reconfiguration could be added to the bathroom. Thank you.
