Question: Is that a fireplace in the living room? I don't see a chimney in the picture of the outside.
Answer: Yes, the fireplace is on the living room. The fireplace is a Pre-fab fireplace and you have a direct vent flue from the fireplace out to the rear of the house from a vent that is located above the bathroom bump out.

Question: Can you please tell us if the plans are available with 2x6 exterior walls. This is a code requirement in our area. Thank you!
Answer: There would be a $150 fee to upgrade this plan to 2x6. Please allow 5 working days.

Question: If I were to purchase the CAD file for this plan, what format would I receive the plans in and what CAD softwares would be best to modify it?
Answer: The plan will be sent in a .dwg file Auto Cad Version 2014. It will come in a zip file.

Question: With this plan, will the upstairs deck have a roof over it? If not, can that be designed to include a roof? Thank you.
Answer: Thank you for contacting us. The upstairs desk does not have a roof over it. It would have to be customized with Family Home Plans or your builder to have it modified.

Answer: The plan includes plumbing placement, an electrical plan for both floors, and it also includes the furnace and water heater placement.
