All home plans are based on the following design assumptions: 8 foot basement ceiling height, 9 foot first floor ceiling height, 8 foot second floor ceiling height (if used), gable roof; 2 dormers, average roof pitch is 12:12, 1 to 2 covered porches, porch construction on foundations.

What is the lower level ceiling height?
A:the foundation is a footing & stem wall with a poured slab
& the height is 8'-6" in the garage/shop area and 8'-0" in the entry bedroom area...the main level is 10' high and the upper level is sloped ceilings...

Q:What building code was this drawn up to? (Hoping IRC 2006) What are the garage door sizes and garage height? Does this plan have a seismic rating? (Building Pacific Northwest)
A:Hello.... Yes this plan is designed to the IRC 2006. The garage doors are 9' wide and 7' high.
the Architect that designed this plan is in Spokane Washington.... he said that if you are on the west side you may need an engineer to do a lateral load analysis....he however has an engineer in Spokane that is reasonable.
