Q:For this plan are the timber frame joints detailed?
A:No. The only timber that is shown in the plan is the structural post and beams. The arched beams are not shown on the plan, they added these in the field.

Q:Hello, My partner and I are building a house and am interested in this plan. I am wondering what the exterior siding of the house in the pictures are? The brown siding? Is it a wood stain or paint? Thank you, Melissa Brown
A:We do not have this information but I am assuming the wood has been stained. We have it spec’ed out as 8” lap and shingle siding, it is up to the builder/home owner on color choices and finishes.

Q:I am trying to quantify the entire 3135 living area. The plan shows a pantry & powder room, on the right side of the front door. Pictures indicate a bannister with what appears to be steps. Does the 3135 include a lower level living area?
A:No, we do have a different version of this plan that has a finished daylight basement. This square footage is 5515 SF. The pictures that are on that plan is actually the 5515 SF version of the plan.

A:We do not have a materials list for this plan.
The beams are called out on the plan as arched 5-1/8”X7-1/2” 24FV-4 Glu-Lams. These arched beams are non-structural. The structural portion of the posts and beams are called out on the plan.
