Q:What is the total square footage under roof of this house? Plan 96152.
A:Total heated square feet is 1807. This does not include the screen porch.
Q:What other options are there for the entryway stair space if you are not using a furnace and a water heater? We plan to use an air conditioner and heater system and a tankless water heater.
A:That is our standard layout for a slab or crawlspace. If you would like us to modify the plan to your specific needs please call for a modification quote.
Q:We don't need the staircase to the basement as we live in Louisiana! What can be done with that space? It seems like it would be awkward.
A:We would make a closet for the furnace and water heater there. Would be approximately 4’x7’. The front of the closet would face the foyer and would be even with the living room wall.
Q:Do you have a schematic BP of the floor joists in the basement just for pre-planning a basement design?
A:I’m sorry we don’t have a plan we can send prior to purchase of the plan.
Q:Hi there! I am very interested in this plan. A few questions though. How tall are the vaulted ceilings? Also, any possibility to add a bonus room above the garage? Thank you! Nicole
A:This plan is calling out 4:12 interior pitch. So the ceiling height goes from 9’ up to approximately 13’-8”. As for the Bonus Room, it would be possible for a small one with revisions to the plan. As the plan is currently drawn, there is not enough space for a bonus room.
Q:Is there a layout drawing of the basement. I am interested in how the supports are laid out, window locations and where the best locations for the utilities would be
A:This plan comes with an unfinished basement, so there is not a layout.
There are microlam beams running left to right in line with the stair wall that is closest to the Living Room. Under the wall of the stairs closest to the front door, there is a bearing wall underneath.
No windows are shown in the basement .
Utilities are shown to the left of the stoop.
Q:are the dimensions on the basic floor plan “interior” usable living space dimensions? Also where it say “vaulted ceiling” how high is the peak of the vault? We are very intrigued by this plan and are considering purchase, this info will help in the decision.
A:The dimensions are from the inside face of the stud wall.
The vault will depend on the type of trusses you choose. This plan is shown with scissor trusses @ a 4:12 pitch which is typical. The interior ridge height would be right around 13’-8” from the Main Floor. Depending on the trusses you choose or even switching to rafters which will be more expensive, but you could get up to about an 18’-8” interior ridge height.
