Question: Do you have any plans similar to this but 2000sqft. Id also be interested in reducing the bathrooms down to 2.5. I like the layout, as well as the way the garage is at an angle.

Question: I noticed that both the lower level and Level One have patios; yet the pictures do not depict anything involving having anything of the sorts. Would a deck be used for the Level One patio if there is a patio that stems off from the lower level?
Answer: If on basement the patios would be decks. If on slab it would be poured concrete per builder.

Question: If this house were to be built on a crawlspace foundation, there would more than likely be a couple of steps to get up to the house from inside the garage. I don't se space for steps. What would the options be?
Answer: The number of steps necessary will be determined by the owner/builder based on site conditions.

Question: Can you tell me what the width of the gallery is? We want to make sure it is wheelchair accessible. Also, what is the width of the entry hall from the garage?
Answer: Main hall is 3’. Hall from garage is 4’-6” right off the garage and turns to 3’-10” beyond that towards main hall.
Plan will need to be modified to be accessible.

Question: I know the bonus in law suite square footage is not included in total square footage. But is the bonus bedroom and sitting room included in the total?
Answer: No, anything labeled bonus is not included in the total heated sq. ft.

Question: Does the total square footage include the second floor bonus room, sitting space, or bathroom? The images of the plans seem to suggest it does, but the specs do not.
Answer: The entire 2nd floor is unfinished/future and is not included in the total heated sq. ft.

Question: Hello....could you please tell me what the allotted size is for the front door? I have 8 ft by 37.5 inch double doors I would like to use.....
Answer: Plan allows for 3/0 door plus the two side lights. If you remove sidelights you could squeeze a 6/0 double in there from side light to side light.

Answer: It may be possible to remove 2 in the great room, but its 100% certain the one at the corner of the great room and dining room will need to stay.

Question: Is there a similar plan with a walk-thru shower behind the bathtub in the master bath? It also has the dual sinks backed up to the bedroom. Looks like the same plan with the different bathroom.

Question: I'm concerned about the roof over the master bedroom. How do the gables tie in without creating water trap.
Answer: There is a large cricket over the master bedroom/bath area that sheds water off the roof. This cricket prevents a water trap.

Question: Question about plan 98267 - Is there any other option from having the 5 load-bearing posts in the main living room/hallway? Maybe a steel beam running the length of this room instead?
Answer: The 4 columns defining the great room can be removed. LVL can be used there. The column at the corner of the dining room cannot be removed.

Answer: The house was modified significantly enough to allow for larger rooms and a symmetrically vaulted ceiling in the great room.

Question: This house plan has pictures of a modified house plan, is there anyway to see the modifications that home owner did? We think we like that layout better but have no way of knowing for sure.
Answer: We do not have the full house plan available since it was a custom design. The house was increased significantly in square footage.

Answer: 2x6 is not available standard but can be completed for a modification fee (with PDF or CAD purchase). Are there any additional modifications the client would like?

Question: I am very interested in this home but can not swing building a home this large. I know that others have asked if you can scale down the square footage and I've read you're responses. By any chance since the last time someone has asked you, have you come up with a smaller version? I'm looking like around 2000 to 2100 sq ft. This house is absolutely beautiful. Would appreciate any assistance.
Answer: 72166 is the only plan that comes to mind.

Question: I have a questions regarding the given dimensions of this plan. When I do the math I get 37 feet deep (front to back) by 72 feet wide (side to side). Where does the 106 foot dimension come into play. I am not using any figures for the garage which I am sure you are but I still don't see that big (106 ') footprint.
Answer: From the furthest left point of the master bedroom to the furthest right point of the garage.

Question: Back to the square footage. Where does the (483) that is shown under specifications come from? So basically what I am after is if you did not want the second floor bonus the actual first floor living as shown is (2498)? And if this is the case would there be a way to cut down on the square footage without changing the entire plan?
Answer: Bonus above main house = 497
Bonus above garage = 579
If you do not want to build the bonus area above the main house you are left with 2499 on the main level
There is not an easy way to cut down the first floor a/c square footage without changing the plan drastically. Perhaps decreasing the size of the laundry room, entry hall area/

Answer: the total living area only includes A/C first floor. 2nd floor above main house (497) and area above garage (579) is unfinished bonus.

Question: Wondering if this plan comes in a unfinished basement or finished basement instead of just slab? Also is there any other plans that have the master suite with doors to the outside deck or patio with the ensuite kinda the same. With the tub in the middle with the spacious shower & his & her WICs & dual sinks. I've gone through hundreds of plans & can't seem to find much like it.
