(Allowances, Grade) Material List - The materials list details the quantity of materials needed to construct the home. (Number of, Type, Size)
All construction plans have been drawn to conform to the Standard Building Code CABO One & Two Family Dwelling Code. Some local applications may vary. All construction plans meet the minimum property standards for F.H.A., FmHA and V.A. Certification stamps required by local authorities will need to be provided locally by an industry professional due to specific code requirements. Heat and air calculations need to be supplied by a local HVAC contractor to meet local conditions and requirements. Some states or cities may require an engineer's stamp. You will be responsible for working directly with and providing construction plans to the engineer for his services and fees.

Q:How high is the roof/attic. What kind of wall will divide the two units?
A:I’m not sure what information you’re after with the first question, but the ceiling heights are 9’-0” throughout and the top of the ridge beam is at 22’-11” above finished floor.
The dividing wall is called out as a “Fire wall per local code”. Because of the differences between codes from community to community, it is not possible to specify the components that will be required in every situation. It is merely noted that a firewall separation is required between the two units and left to the local builder to make the necessary adjustments for local codes.
