Perfect for in the Woods
A cozy, quaint atmosphere has been achieved in this two bedroom home. The living areas of living room, dining room/kitchen have been located at the front of the house. A sloped ceiling adds to the cozy feeling of the home while the built-in entertainment center adds convenience. The L-shaped kitchen includes a double sink and a dining area. A full bath in the hall is easily accessible from both bedrooms. The laundry center is tucked into the hall right next to the side door. A loft with a balcony overlooks the living room and dining area. There is a storage area to either side of the loft.Ask the Designer any question you may have. A: The plan calls for 2x10 rafters at 16" oc over a 12' span. They are good for 95 pounds per square foot (PSF) of total load. With asphalt shingle, metal, or wood shake roofing, the allowable live load would then be 85 PSF with a dead load of 10 PSF. The house used 2x10 rafters to provide enough depth to fit R-30 insulation since the ceiling is directly mounted onto the bottom of the rafters. The house did not need 2x10 rafters for structural purposes to be buildable in most parts of the country, even areas that get heavy snow accumulations but without the deeper rafters, insufficient insulation space would have been provided.
A: Hello, One would access the plant shelf via a ladder. Your builder could build a catwalk from the balcony over to the shelf. Thanks
A: Yes you can! Please click the "Modifications" tab above to get more information.
A: The national average for a house is running right at $125.00 per SF. You can get more detailed information by clicking the Cost-To-Build tab above. Sorry, but we cannot give cost estimates for garage, multifamily or project plans.
