Plan Description
Country Style Home Plan With Functional Design, 1924 Sq Ft, 3 Beds 3 Baths and a 2 Car Garage
Country Style Home Plan 41438 has 1,924 square feet of living space in a functional design. Three bedrooms are arranged in a split-floorplan layout. Homeowners will love this plan because it has an outdoor kitchen for entertaining. In addition, the floor plan design helps traffic to flow gracefully for the daily life of busy families.
Upon arriving, you are instantly charmed by the subtle curb appeal of this home. Vertical white siding is an attractive contrast with the dark gray roof. The double front door is bright with windows and flanked with antique style lanterns and pretty greenery. Fit the front porch with rocking chairs, and this home will be irresistible to buyers.
Country Style Home Plan With Functional Living Space
The double front doors open right into the great room. A small coat closet is available in the corner, and the room is anchored by the gas fireplace. Display your family heirlooms on the built-ins around the fireplace. The great room is wide open to the dining room and kitchen, so guests and family members will never feel crowded.
Four people can sit down comfortably at the large kitchen island. The overflow of guests can gather at the dining table or head out the back door to the rear porch. The rear porch measures 34'2 wide by 12' deep. Deck it out with a huge dining table or plush outdoor furniture. The outdoor kitchen invites you to grill some hamburgers. Be sure to stock the refrigerator with home-made lemonade and sweet tea for maximum enjoyment.
Homeowners will appreciate Country Style Home Plan 41438 because the work space is designed with functionality. Firstly, the mud room is equipped with bench seating so the kids can kick off their shoes before entering the rest of the house. Secondly, the laundry room is big and includes cabinets, broom closet, and counter space for folding clothes. Thirdly, the plan includes a walk-in pantry to assist in your storage needs.
Split-Floorplan Design With Luxury Master Suite
Mom and Dad will appreciate the split floor plan layout because their bedroom is located far away from the kids. For example, while the kids are being kids, the parents can retreat to their quiet side of the home. The master bedroom is a generous size, and the best part is the ensuite. The ensuite has all of the expected modern features. First of all, there is a separate shower and the ever-popular freestanding tub. In addition to the his and her sinks, there is also a makeup counter and linen closet.
The walk-in closet arrangement in Country Style Home Plan 41438 is the best part of the master suite. To be specific, the walk-in closet includes pocket-door access to the laundry room. No, you don't have to haul your heavy laundry basket around obstacles and through narrow hallways. Just roll the door back, and there you are. Talk about convenience. We would be remiss to leave out the massive size of the walk-in closet—the dimensions are 13'8 wide by 6'10 deep!
The children's bedrooms are located on the right side of the house, and they are both the same size. Therefore, the kids will have no reason to fight over who gets which room. They share a Jack and Jill bathroom, and each child has their own sink. It's a very efficient arrangement.

Previous Q & A
Q:Can I have this plan’s basement layout and side elevation views? We are seriously considering buying this house plan, but these two critical pieces need to be reviewed first. Thank you!
A:Attached is the web plan for the basement stair location. We do not share the side views and do not have an actual floorplan within the basement. Our basements are classified as “unfinished basements” since it is the structure for a basement beneath the entire main living area.
Thank you and have a great day!
Q:Do you plans cover the following? • Foundation Plan • Location and size of foundation walls and footings • Size, direction, and span of floor joists • Size, direction, and span of all supporting beams • Location and size of posts and size of supporting pads under posts • Use of areas if a basement • Floor Plan • Location of all walls • Size, direction, and span of all ceiling joists • Use of all areas, (i.e., kitchen, bedroom, etc.) • Size and location of doors and windows • Location of plumbing fixtures and furnaces if applicable • Location and setbacks of wood stoves and pellet stoves • Type of primary heat • Structural Cross Sections • Size of footings • Thickness and height of foundation walls • Size and spacing of floor joists • Stud size and spacing, ceiling joist size and spacing, roof pitch, ceiling height, exterior walls covering and interior covering • Truss or rafter size • Thickness and type of roof sheathing, and type of roofing • “R” value of roof, wall, and floor insulation • Elevations As of July 1, 2016 the State of Washington mandates the use and enforcement of the 2015 International Building and Residential Codes. Pacific County adopts these codes with the following design criteria: • Wind Speed: 130 miles per hour “V” ultimate (Wind exposure is dependent upon site location. See wind exposure handout or contact Building Inspector for site exposure.) • Ground Snow Load: 25 pounds • Seismic Design Category: D-2
A:Any specific IRC, snow load, or wind zone code in their state will need to be addressed by someone locally to them. Our plans follow the 2018 IRC and are all designed for Stick build (not truss). We do not provide the HVAC/plumbing unless they are in our State of Louisiana, Mississippi, or Texas. We also do not provide a cross section on the Honeysuckle.
Q:Do we have the option to order a set of prints that has the basement, and without the basement so we don’t have to order 2 different sets of prints? We’re not sure yet if we are going to do a basement or not
A:You will need to purchase the PDF Unlimited Build option, plus the basement plan option in addition to the base price of the plan. And when purchased please ensure a note is included in the order to us to include the original plan without the basement.
Also, it is important to note that the plan with the basement has more footage and overall depth due to the stairwell to the basement than the plan without the basement.
Q:What size paper are the blue prints printed on?
A:Good afternoon,
Prints are 24x36.
Thanks and have a great day!
Q:Does the plan call for the attic pull down staircase in the framing? What is the available head room in the attic for the HVAC?
A:Yes, since this is designed as stick framed house, plenty of room in attic!
Q:What is the height of the ceilings in the basement?
A:It’s 8’ poured walls so 7’9-1/2” clearance
Q:Would like to know what the garage door height is on this plan?
A:18’x8’ tall
Q:Are the basement walls 8' tall? Are the bathroom cabinets and kitchen cabinets shown on the plans?
A:Yes 8’ wall, and yes we have those in cab details on the plans.
Q:Will interior dimensions remain the same with 2x6 exterior walls? What are window sizes? Is there room over garage for bonus room/bedroom? Is plan suitable for a slab foundation?
A:Yes, there is a slab foundation option. 2” will be reduced on room sizes, which is typical for modifying the plans since we assume not everyone wants enlarge the house sq. footage.
Q:The picture showing a bonus room or storage space on the second floor, how do I see a house plan with this added? Thanks
A:It may appear as a room above because of the artists showing a light in the window but there is no plan with this
Q:I am interested in buying this plan to build but need answers to specifically building in Pomona Park, Florida (Putnam County), with detailed information about hurricane/wind loads to pass building requirements. From what I was told, the designer is from Louisiana and if there were designs that are specifically geared towards passing the local requirements of what I need to build in Pomona Park? I would certainly be interested in knowing which ones they are and immensely appreciate your help, guiding me through the correct design to purchase. Thank you very much - David David
A:You would need to get an engineer to stamp and include his details for the wind requirements within your area. A lot of customers from florida order the cad files due to the strict requirements of the state of florida.
Q:Hi. What is the space upstairs where the window is? Plan says level one so just curious. If this is attic space where is the entrance? How large is this area?
A:The window above the front porch is just for looks. That is attic space and we cannot specify the size of the attic space. There are pull down stairs in the mudroom area to access the attic but a HVAC contractor can move them to a different location if needed.
Q:If we purchase a PDF is it a vector pdf or a Rasta pdf?
A:I’m pretty sure it’s vector because you have option to import into cad…etc
Common Q & A
Q:Can I make modifications to this plan?
A:Yes you can! Please click the "Modifications" tab above to get more information.
Q:What is the estimated price to build this plan?
A:The national average for a house is running right at $125.00 per SF. You can get more detailed information by clicking the Cost-To-Build tab above. Sorry, but we cannot give cost estimates for garage, multifamily or project plans.
