A: Hello, From bottom to top the height is 4' 11 1/2". That does not include the footings. We are in Minnesota, so our plans allow for the frost line. I have attached a screenshot of the building section below for reference. I hope this helps!
View Attached FileA: That plan was designed for a builder that works in and around Richmond. He agreed to let us sell it as long as that restriction was in place.
A: Hello, Unfortunately this plan does not come with a finished basement. I have included a screenshot of the stairs below. Thanks and have a great day!
View Attached FileA: Typically you want a 10ft turn radius plus the length of the vehicle. So 30-35ft is recommended for the driveway (from the face of the garage).
A: Yes, it can be built in that zip code. Note: We cannot provide sealed drawings. All of our designs are drawn to meet national building codes in effect at the time the plan was drawn. If your building officials go by other codes, have any unique building codes and/or require the drawings to be sealed by an architect or engineer in order to obtain a building permit, you will need to consult a local design professional for assistance with those matters.
A: Good afternoon, I’m sorry you would not be able to build this from that location as it is only 65 miles from Richmond VA. You might want to look at plan 41917 and 41918 which are similar to the CL-20-020 I hope this helps, have a great evening!
A: The walkout is located in the rear of the home.
A: This plan in stock form does not open up to the great room below. We can modify the plan to do so with a few options. 1) If you want a full 2 story great room you will have to add a dormer on the rear of the house to get a flat 2 story ceiling 2) Open up the loft wall to below with a railing, it will have a sloped ceiling on the rear of the great room.
A: Good morning, Unfortunately we do not have pictures of this plan reversed. These plans will require some engineering. Thank you!
A: Good morning, Our plans are drawn on a cad program called Soft Plan 2020
A: Yes, there should be no issue using our plans to submit for Superior Walls Systems precast walls.
A: Hello, The prep kitchen is 11'3" x 6'3". The pool is not included in the plan. You can add cabinets under the sink, but otherwise the walk in closet is right off the master bath. Hope this helps!
A: The floor and roof systems are both done with trusses.
A: Hello, I am unable to supply all the upper level window sizes. If you have purchased the plan, you will find them all called out on the plan. Sorry I couldn't be more helpful.
A: Hello, As long as you're building 100 miles from Richmond, you should be good to go. No further steps need to be taken. Thank you!
A: The plans are fully dimensioned for the truss manufacturer to layout their design. We call out for a min. L/480 deflection or less along with the height of the truss we have drawn in for flooring and any heel heights for the roofing trusses.
A: 10’ main 9’ upper
A: The basement stairs will be located between the great room and master suite.
A: Hello! The interior door heights are 8 feet. Hope this helps!
A: Hello, That area can't be used because of the ceiling heights in the great room. The only way you could use it (like for a room) is if the boxed ceiling in the great room was eliminated and had a 10' ceiling all across the room. Thanks!
A: They are all gas.
A: No they do not.
A: 8'-10" Thanks
A: We have no additional photos, unfortunately.
A: We do not use AutoCAD we use SoftPlan2020
A: They are not floor joists they are floor trusses 18” deep spaced 19.2” on center We do not stick frame.
A: We have a contract with a builder that works with us. You could build it within 100 miles of Richmond, but you would have to use that specific builder.
A: Yes you can! Please click the "Modifications" tab above to get more information.
A: The national average for a house is running right at $125.00 per SF. You can get more detailed information by clicking the Cost-To-Build tab above. Sorry, but we cannot give cost estimates for garage, multifamily or project plans.
