Q:for this plan we would like to know what the depth of the front porch is? Also, we live in New York State and 2x6 exterior framing is required. The plan says 2x4 but can it be converted to 2x6. Lastly, is there consideration given to snow loads when designing the roofing system?
A:Hey, The depth of the front porch is 6 feet. We can modify the plan to 2X6 framing. We typically stretch the plan to the outside so it will increase in square footage a little bit. The plan you are referring to has a stock truss roof. You can order the truss roof version and have the truss manufacturer design the roof for your area’s snow load. We also offer the plan with a stick built rafter roof and we can design for snow loads but we would need to know a little more about your climate zone. Before buying a plan I would suggest that you contact your plan submittal agency and ask them what is required on the plan.

Q:What level of details comes with the crawlspace foundation plan? (I.E. footings and such)

Q:I'm looking to build a full basement, your floor plan does not show where the stairs would go?
A:Thanks for your question. The basement stairs are located in the space occupied by the water heater and washer and dryer closet. Entrance to the basement stairs would be on the bathroom side. The washer and dryer would be relocated to the basement.
