Q: Does the floor plan include the wall framing and floor layout whether that be studs, king studs, jack studs, headers? Does the plan include electrical schematic layouts?

A: The plans does not include framing plans . The plans show electrical outlet but no wiring plan .

Q: What is the ceiling height on sloped ceiling in upper level? High point and lower point?

A: The ceiling goes from 8 feet on the front to 12 feet on the back .

Q: What kind of trusses are used for this roof? The 2:12 pitch doesn't seem like it would work with trusses? How do you do insulation? What type of material is used for the top of the roof?

A: It is in deed a 2/12 pitch roof. You can use standard shingles but you will have to reach the requirement from the manufacturer concerning the under coat.

Q: Does this plan include interior elevations and schematic electrical layout? Is there a materials list available?

A: The plans include none of those .

A: Hi , The plan as to be built on a sloped lot , otherwise you will have to modify it .

Q: I'm a DIY 1st time owner builder, love this look but I can't see enough detail here to make a decision before purchasing the plan,I would also want to add some footage by stretching the overall length about 16 feet, not changing the 24' span.do you have anymore photos or drawings you can share with me to help me get a better understanding of the structure, I'm not try to cheat on buying your plan just can't see quite enough detail to buy yet, thanks Glen Bronson

Q: Is this designed to be built with wood or steel frame? Can I use either? Any known issues building it a snowy climate like Michigan? If I pay for the license-to-build, can i take the plan and make the floor plan bigger. I do need to move the washer dryer to the main floor somewhere.

A: Hi , The plan is designed with wood frame . There is no problem building it in snowy area , unless the roof joist( pre-fab) are calculeted for it . We offer the modification services , but you can ask a local designer to do so .

Q: Could a place for a washer and dryer be put on the first floor if so,where?

A: They're is no convenient place to put washer/dryer on main floor.

Q: Could this be engineered for a flat view lot? Seems a little limited the way the layout is now, lends itself to a lot of excavating unless your lots land naturally fit the design

A: This plan have been design for a sloped lot . it could be modify ,but in this case all the living area (Kitchen , dining , living) would be upstairs .

Q: can this plan be set up on a flat surface? To avoid a lot of excavation? Or is it meant foe a sloped surface?

A: it as to be build on a sloped lot.

Q: Has anyone ever done just the top floor configuration? S;ab on grade . or on piers etc..and forgaone the basement layout and excess rooms?

A: we never sold this plan as a 1 storey house .
