Q:when referring to the primary living area is it the total square footage of the entire construction? including garages and porch?
A:The 3366 sf is for the living area which is only the heated and cooled portion of the house (the yellow shaded area). Click the "Plan Specifications" link to see the footage of the porches and garage.
Q:Can you provide the CAD as 2004 AutoCAD?
A:All of our CAD files are provided in AutoCAD .DWG format and are backward compatible with software versions as old as 2004. Please be aware that our files are strictly 2D line drawings and contain no 3D capabilities.

Q:Is there space in the attic for HVAC ductwork? Is there a place for a boiler room where we could run piping to the attic?
A:Yes...the plans call for the HVAC equipment to be located in the attic space. It's also common to locate the water heater in the attic space as well.

A:There are not any pictures available at this time. The attic is accessed via a pull-down stair in the garage.
Q:How can I get a set of study plans or similar for House plan # 51987. I need some type of detailed Pdf file to submit to my banker for a loan application.
A:Unfortunately, we do not offer study set packages. Most lending institutions can pre-approve you for an amount and then you can select the appropriate sized plan based on that pre-approval. This will help you avoid purchasing a plan that won't meet your budget.
Q:Do the plans include interior elevations (aka cabinet layouts/drawings)?
A:Cabinet elevations are included for the kitchen cabinets only. These are very general in nature since cabinet finishes and styles will be chosen by the homeowner.
Q:I have CAD 2007 or 2010. Will that be compatible with your CAD file?
A:Yes...our CAD files are saved in 2004 format so that older versions can still access them.
Q:Is the crawlspace block or concrete? I need it to be concrete. If I order a PDF, will I get it the following business day?
A:The crawlspace foundation is shown with concrete block construction. If you desire poured concrete stemwalls, you can let your contractor make the necessary adjustments. All PDF orders are submitted electronically and usually the same day if ordered before 12:00 CST. If you order additional paid options such as reverse, 2x6 walls, basement, etc. your order may be delayed as much as 5 business days while these options are prepared.
Q:does this floor plan have a 3 bedroom version or one without a game room?
A:We do not have a version of this plan in that configuration at this time.

A:We do not have interior pics at this time. The kitchen as in its original state has over 70sf of counter space which is significant. You could pick up a few more feet by eliminating the linen in the half bath and continuing the kitchen cabinets into that space.
