A:It will depend on what type of water heater you choose. A conventional tank water heater may be located in the garage or attic space. A tankless water heater may be located on the exterior, in the garage, or in the attic space. Since mechanical drawings are not included, you will work with your mechanical contractor to determine the system and location that best suits your needs.

A:The plans call for Pre-Engineered floor joists as per the manufacturer's specifications based on loads present at the site of construction. There is a mid-span beam present under the entry/pantry/bath 2/master bedroom wall. Plans can be adapted locally if dimensional lumber is preferred.
