When it comes to function and overall space, this 3 bedroom, 2.5 bathroom home plan leaves nothing off your wish list. Closet Connected to Laundry Room and Other Wish List Features
Buyers always have a wish list when they talk to a realtor. Firstly, they want great outdoor living space, and this country style home has the best. The rear covered porch measures 29'4 wide by 10' deep, and it includes an optional outdoor kitchen. Grill steak and hamburgers on a peaceful Sunday afternoon. Items Not Included
Mechanical Plans - Because of varying site conditions, mechanical plans such as plumbing and HVAC plans are not included. These items are easily obtained by your mechanical contractor or material supplier.
Site Plans – If required, this information must be obtained locally to include the information specific to your individual property.
Structural Calculations – In certain areas, particularly those in earthquake and hurricane zones, permit departments may require you to submit structural calculations for your particular conditions. When required, you should consult with a local structural engineer.

A: If the client purchases the CAD option, it will come with a release for third parties to modify the design. The copyright for the original plan and derivative works will still be maintained by the original designer.

A: The exact square footage of the roofing materials will be calculated by your roofing contractor. Rough estimate is around 4,100 sf.
A: We can certainly add a bonus room, it would just require the roof structure to be re-designed to accommodate the headroom. If you'd like a quote to do so, just click the modification link and provide a description of the changes that you'd like to make. Also, you may want to check out plan 56908 which is a very similar floorplan with a bonus already included.
