Q:I’ve bought these plans, but it doesn’t come with the total sq footage of the roof. How many sq ft is the roof?
A:Roof area is not typically included. This information can be provided by either your general contractor or your roofing contractor. Based on some quick calculations, it appears this roof would be approximately 5000sf. This needs to be verified with your builder.
Q:What size are the windows?
A:The design has multiple different window sizes throughout which are labeled individually on the construction drawings. The majority of windows are 2'-8" wide and range in height from 3'-6" to 7'-0".
Q:Hi! How wide are the interior doors?
A:Interior doors vary in size, but the majority of them are at least 32" wide.
Q:Is the space off of the bonus room large enough to be used for attic storage through a standard size door and if so how big? Could attic storage be added above the car port as well?
A:There is plenty of attic storage available over the kitchen/great room area which can be accessed through a full size door as shown in the bonus room. Ceiling joists above this area will need to be upgraded to floor joists to accommodate storage above. There is also room above the carport for storage, but will be extremely limited due to roof bracing and lower headroom.
Q:Do these plans come with a detail framing drawings for the 1st and roof framing?
A:Framing plans are not included due to their variance depending on build location. These are generally not required, but you will need to determine if your code location requires these prior to ordering. Plans may be taken to a local designer or engineer to have these produced if necessary.
Q:Hello I love this plan and looking at possibly purchasing it! What size are the front windows and door?
A:The front door is 5’x8’. The windows under the porch are 2’-8”x7’ and the others are 2’-8”x6’.
Q:1. Is there an image of the basement floor plan? I would like to see the piers and supports or whether it's steel beams? 2. Does the basement option show a way to enter the basement from outside?
A:If access to the exterior from the basement is desired, the walkout basement option must be ordered. The walkout option provides exterior access in the area below bedrooms 3 & 4.
Q:With this floor plan #56710, will one A/C unit handle the square footage of both the 1st floor and the bonus room?
A:This will be a question for your HVAC contractor since the plans do not include mechanical system design. Generally you would have two units, but it could possibly be just one. It will depend on the climate where you are building as well as the insulation that you choose to use.
Q:Hi, if we purchase one of your plans online I’m assuming it would still have to be approved by our counties zoning board? What specs are they designed by? Thank you!
A:Plans are designed to a general national code (International Residential Code 2018), but different counties, states, municipalities, etc. may require additional information. Check with your code office first before ordering plans to see what will be required. If additional structural drawings, framing plans, plumbing plans, mechanical plan, etc. are required, you will need to purchase CAD files and work with a local engineer/designer to adapt the plans to your local requirements.
Q:When looking at the plan on here it doesn’t appear to be able to be built with a crawlspace. Can you confirm this?
