Plan Description
Cozy Cottage Retreat/Guest House/Getaway House Plan
Getaway House Plan 59040 has 800 square feet of living space. Plus, the covered porches add a total of 280 square feet of outdoor living space. This is a great guest house plan because the overall dimensions are 30' wide by 36' deep. The design and layout of this home brings back the memories of days gone by and of places we feel comfortable. Chatting by the warmth of the fireplace in the winter... enjoying the screened-in back porch in the summer...and spending time with your family year-round, make this a most inviting home. A charming home that will fulfill many families' needs!
Getaway House Plan with 800 SQ FT
It's time to get away. You've answered enough email. You've written enough reports. Your office chair is sagging from long hours staring at the computer screen. Now is the time to take a vacation. 2 Bedroom Getaway House Plan 59040 has everything you need for the perfect weekend away. Firstly, spend time outside. When you are seeking a simple place to wind down, while away the time in a rocking chair on the front porch, or grill out and dine with your family on the back screened porch. After all, it's better to look at nature through the screened porch than through a computer screen!
Secondly, the interior is small and cozy. The kitchen has all of the necessities that you have at home. It's small, compact, and easy to maintain. You have everything you need, but nothing that you don't need. Consider the phrase: "Less is more." Family members will perch on a barstool at the raised bar counter, and close quarters will promote more family togetherness. Thirdly, the living room has a fireplace. One member of the family will relax by the fire. Meanwhile, another will fish by the lake. Don't overcomplicate your vacations—just embrace simplicity.
2 Bedroom Guest House
What if you're not in the market for a vacation house plan? No worries. Getaway House Plan 59040 is just as easily built as a guest home plan instead. With two bedrooms, you can fit any number of temporary guests over for the holidays. Don't believe me? You would be surprised how many bunk beds can fit into each room! Wait...you don't like hosting huge family holiday extravaganzas? Don't be limited by the "guest house" title. Again, this house plan is like a shape-shifter. Only, it doesn't change shape...it's just super-versatile. Keep reading...
Our final suggestion is: use this home for a mother-in-law cottage. That's right. You will either like this idea, or you won't. It depends on your relationships. However, those who love their in-laws will set them up with this perfectly-sized in-law cottage plan. It offers comfortable living space in a small package so that it will fit on your property close to the main house. It includes two bedrooms with good-sized closets, a full bathroom, and even washer and dryer closet. The older generation will have the benefit of being close to the younger generation, and they will also have privacy.

Previous Q & A
Q:Does this plan have cathedral ceilings?
A:Hello, No, the plan comes with all 8' flat ceilings, but your builder could easily add a cathedral ceiling in the living room or living and kitchen.
Thanks.
Q:What is BR. in the kitchen? And is the space between the refrigerator and BR. counter space with lower cabinets? If so are there upper cabinets on that wall also? Is there a overhang with the raised bar to accommodate bar stools?
A:"BR" stands for broom closet.
The space between refrig. and broom closet is counter with wall cabinets above.
Yes, the area labeled "raised bar" is the place intended for bar stools.
Thanks!
Q:Locally the 2018 building code is required, Do plans meet these requirements?
A:Hello, Yes, we have updated this plan for the 2018 IRC code.
Building codes are constantly changing, so predrawn plans must be updated periodically as well.
Thanks.
Q:Does the attic have functional and usable storage space? If so, how is the attic accessible inside the house?
A:Hello, The attic space above the living room and bed 2 is floored and has the roof bracing arranged in a way that allows open storage space and easy access to that portion of the attic. There would be a pull down stairs in the ceiling of the hall, or wherever you want to place it. The rest of the attic could also be floored for storage if you need more space. Contractor can easily adjust that onsite.
Thanks.
Q:Do these plans come with a plumbing, electrical and foundation plan?
A:Hello, Predrawn house plans do not, and cannot include mechanical plans such as plumbing, or any other "site specific" type of plan.
The plans include foundation plan, floor plan, four exterior views of exterior, roof and ceiling framing plans, wall section, cross section, interior cabinet drawings, and electrical.
Thanks.
Q:Can we leave off the fireplace
A:Sure, see plan 59096 or 59098 for versions of this same plan without the fireplace.
Thanks.
Q:Customer's Comments:
What type of ceiling and ceiling height in living room?
A:8' flat ceiling, same as the rest of the house. It could be vaulted, or whatever you prefer. That would be simple to change onsite for the builder.
Thanks.
Q:could it be a one bedroom?
A:Hello, Sure, we could modify this plan to be one bedroom, or you may like plan 59110 better. Its very similar, and already has one bedroom only. If you wish to obtain a quote to modify the first plan, just reply to this email and let me know. Thanks.
PS- Smaller version , 400 s.f. is 59109
Q:where is water heater & HVAC?
A:Hello, Most people choose to use the tankless type water heater since they are far superior in terms of energy use. They can be mounted on the exterior walls, or in the attic, or in a crawlspace if there is one, or in a cabinet, etc..... If you wish to use a conventional water heater, It would go in the attic, unless you choose a "lowboy" type which could fit under the kitchen counter. The a/c unit would need to go in the attic, or in a crawlspace under the house, depending on the type you choose. It would of course be ideal to have a closet on the main level for each, but in an 800 s.f. plan, there is seldom any space folks are willing to give up for mechanical. One option would be to remove the door from bedroom 1 to the screen porch, and remove the bathroom window and use that first three feet of the porch as a closet for the water heater and/or heat and air unit. Have a great day and God bless!

Q:There appears to be a window in the eve of this house but the main ceiling height is 9' according to the specs but it lists 8' on the floor plan. Is it designed with usable attic space, cathedral ceiling in the living/kitchen area or what? Can you please clarify this for me. I really like the look of the exterior design of this house.
A:Good morning, The window is just in the attic. We liked the look of it better than a gable end vent. You could vault some ceilings. There is just an attic access pull down stairs to get up there, no useable space for living. We have made it into a loft with an access ladder for kids. Have a great day and God bless!
Q:Is there any way a basement could be built with this plan?
A:Good morning, See plan 59122 for that option. God bless!
