A: Hello, Most of the plan has nine foot ceilings already. Bedroom 4, and the dining have 10 foot, the great room and foyer are 12', and the kitchen and eating area are 9' tall.
Yes, if you lowered all the ceilings to nine feet, that would allow more space above, so you could expand the bonus room over the main section of the house, above the kitchen/dining/foyer/bedroom 4, great room, bath 3. So theres a ton of space available.
The floor of the bonus room is currently 16" lower than the new areas, so there would be a step up from the existing bonus room, to the new areas. Thats why the bonus room is only directly over the garage. We could raise it up to be level with the expanded areas, but it would lower the ceilings in that space by 16", so you would probably want to move the outer walls inward, to maintain at least 5 foot tall sidewalls, with some sloped ceilings around the perimeter.
These changes could be made onsite with the builder, but if you would like a quote to modify the plans, let us know if you prefer to keep the step up from existing bonus room, to the new areas, or if you would rather have it all the same level.
Also let us know about how much extra space you are looking for. There is an area about 43'x20' that would be useable over the main portion of the house.
