The front façade is characterized by well-organized and prominent windowing, giving a glimpse of a fireplace with a remarkable chimney. Q:Does the plan meet the 2012 IRC? And does it say that the plans meet the 2012 IRC on the plans? Do the plans show R value on the ceilings and walls? Does the crawlspace foundation plan show a 4' footer or can you show that? Do this plan show an electrical schedule?
A:Good day,
Yes, the plan is up to the IRC 2012 but it does not say on the plan that is does.
The R-values are identified on the plan and details. For the crawlspace foundation, it would be 4’-6’’ high in ground but could be modified if necessary.
And no, we do not have an electrical schedule included in our plans.

Q:I have few additional questions: 1. Are any of the 2nd Floor walls load bearing? I would like to construct the plan with an open second floor. 2. What is the design insulation factor for the floor, walls and roof? 3. What is the style and depth of the roof trusses? 4. what size and type are the floor joists?
A:No, no wall of the second story are load bearing
Open second floor / ok would not be a problem
Insulation floor = none
Insulation wall = R-24.5
Insulation roof = R-40
The trusses are 22" thick, beam style
The choice of beam is chosen by the customer and they are 12’’ thick

The photo comes from a customer so he changed the interior and added horizontal beams. These however are not on the plan

Q:The actual home pictured with this plan seems to show a view into the living area through two pillars. Is this taken from the stairs into the unfinished basement or was this house plan modified? If this was a modified plan, is it possible to purchase a copy of the changed plan?
A:Good afternoon, The pictures are a modified version of the standard plan. The pillars can be added through modification. You will need to do a plan modification in order to add the pillars.

A:The fireplace is on the first level only. You see it on the second but it’s what you see below from the mezzanine.

A:This plan comes with an unfinished basement foundation. Therefore the utilities are located in the basement.
