Plan Description
The front façade is characterized by well-organized and prominent windowing, giving a glimpse of a fireplace with a remarkable chimney. A large terrace has sufficient space for table, chairs, BBQ and lounge chairs. Let’s get back to our “chalet” which qualifies as such thanks to a cathedral ceiling over the entire living room, dining room and kitchen sectors, all sharing one fireplace. There is also a bedroom on the main level as well as a bathroom and a laundry room. The upper level proposes two secondary bedrooms and a shower room. An excellent choice for a “chalet”.

User is able to select and have costs instantly calculate for slab on grade, crawlspace or full basement options.

Estimate will dynamically adjust costs based on the home plan's finished square feet, porch, garage and bathrooms.

All home plans are based on the following design assumptions: 8 foot basement ceiling height, 9 foot first floor ceiling height, 8 foot second floor ceiling height (if used), gable roof; 2 dormers, average roof pitch is 12:12, 1 to 2 covered porches, porch construction on foundations.
Summarized cost report will provide approximately 70 lines of cost detail within the following home construction categories: Site Work, Foundations, Basement (if used), Exterior Shell, Special Spaces (Kitchen, Bathrooms, etc), Interior Construction, Elevators, Plumbing, Heating / AC, Electrical Systems, Appliances, Contractor Markup.

A: Good day, Yes, the plan is up to the IRC 2012 but it does not say on the plan that is does. The R-values are identified on the plan and details. For the crawlspace foundation, it would be 4’-6’’ high in ground but could be modified if necessary. And no, we do not have an electrical schedule included in our plans. Thanks! Jessica
A: No, no wall of the second story are load bearing Open second floor / ok would not be a problem Insulation floor = none Insulation wall = R-24.5 Insulation roof = R-40 The trusses are 22" thick, beam style The choice of beam is chosen by the customer and they are 12’’ thick

A: Good afternoon, The pictures are a modified version of the standard plan. The pillars can be added through modification. You will need to do a plan modification in order to add the pillars.
A: The blueprints will come with an unfinished basement plan. We don’t have a basement plan image for the web, sorry.

A: The fireplace is on the first level only. You see it on the second but it’s what you see below from the mezzanine.
