Practical features include direct access into the house from the garage. A laundry room on this level has a convenient laundry chute from the bedroom level to help eliminate the clutter upstairs.
The main level has an open floor plan that enhances the feeling of size despite the unconventional shape of this home. The living room has space for standard furnishings, including a 3+ seat sofa and the kitchen table seats 6 or it could be replaced by an island with seating. The covered porch in back is accessible through patio doors in the kitchen and serves to enlarge the living space during warmer months. A powder room and a storage closet near the stairs to the garage add to the practical features.
Upstairs there are 3 bedrooms, of which the master has room for a Queen (or maybe even a King) sized bed. The two other bedrooms have ample closet space. A bathroom with shower and the laundry chute complete the upper level.

Q:May I wonder for the house plan 76463:
1) If that flat room meet the building code for Eastern Ontario ( Golden Lake, K0J 2A).
2) If I can use the roof as the deck during the Summer season.
3) May you recommend other models with 1000 to 2000 sq. feet (3 bdr, with material list) with flat roof, or with flat part of the roof, or at least with the big balcony on the second level?

A:Hello,
1)Correct, It meets the Ontario building code when you buy the BCIN certification ( 250$)
2) we dont see a problem, structure was calculated with a snow load of 75, which exceeds what we calculate for the floor structure, only thing is that because of roof drainage, there are slopes, a subfloor structure would need to ba added to level it out as well as banisters installed for security.
