Q:Client of mine is looking at this house and would like some modifications. Do you offer an option for your CAD plans so we can make modifications for local code and their plan changes?
A:We do not modify plans. A CAD plan is not available but a PDF is and many modification companies can work from a PDF

Q:As you know I am liking Plan 79519 as you can tell from my previous comments.
I am some what concerned about not having a building materials list as I wish to build this house myself using local contractors.
What can you suggest?
Also I was wanting to incorporate some "building green concepts" into the plan. I know you mentioned about the walls and furnace.
Do you have any other suggestions?
A:If you contract with a local lumber yard they will gladly arrange for a material list. We include several pages of energy conserving suggestions with our plans. PS the house plans are already 6 inch walls

Q:Is it true there is no materials listing? The details of the plan call for a materials listing for $75.
If I put the furnace in the basement how does that effect the chimney layout?
A:Material lists are not available on every plan and I did not see it shown as available on this plan on the website. The furnace, if required, is in the basement and it vents through the roof via a prefabricated metal chimney which starts at the basement ceiling. The chimney is then enclosed in a wood framed chase on the exterior.

Q:We have decided on building with plan number 79519. It is a farmhouse plan. I like it as it seems to utilize every square foot of the house wisely. I saw the photo and it shows a chimney for a fireplace but the room plan does not call for one. Am I missing something? I did notice a small square in the corner of the garage and it has a circle in it. Excuse me for asking but what is it? I have not seen that on a plan before.
Also, as far as a list of materials is concerned is there such for this house? Another concern of mine is the future and energy cost are becoming a concern. Is there a what you would call a green version of this house?
The lot I will build on is a little more than one acre and sits on the foothills of a mountain in a valley.
I am considering to build this house and use subcontractors to work for me. Is this house very difficult to build and what are your recommendations?

A:You are correct; the square in the corner is the chimney coming from the basement. There is no fireplace. Of course if you do build green and use high efficiency furnaces you will not need a chimney. There is no list of materials available. Building “green” is really a local initiative. You can change to 6 inch walls and use recycled materials of your choice. The house is readily straightforward to construct.
