Q: 1. What is the highest point of the main roof (not the parts with the dormers)? 2. Starting from the front left corner of the porch, how many feet back is highest point of the roof? For example, is it 13' back? 3. What is the pitch of the main roof going forward on the front and the pitch of the main roof going backwards on the building?

A: The max ridge height of the main roof (the slopes from front to back) is 22‘9”. The peak of the main roof sits 19’10” back from the front left corner of the foundation / front porch and 6’1” forward from the back left corner of the foundation. The main roof pitch (the slopes from front to back) is 8/12. The front and back of this roofline are at the same angle.

Q: I have been considering purchasing plan 86903 for some time now. The proposed location is a small lake lot next to my primary residence. The front elevation view seems to fit with the look of the neighborhood, but with this being a lake lot, the rear elevation view is also of significant importance. Do you have a rear elevation view that you could provide me so that I can get a better understanding of the appearance of all sides structure?

Q: We like this home, ... could it be expanded to at least be 1000 sq. ft. of heated living space? Perhaps to include 2nd br w bath en suite at lower level. Regards W Walters

Q: What is the total height?

A: 26’ from top of the Entry floor slab.

Q: Is that a fireplace in the living room? I don't see a chimney in the picture of the outside.

A: Yes, the fireplace is on the living room. The fireplace is a Pre-fab fireplace and you have a direct vent flue from the fireplace out to the rear of the house from a vent that is located above the bathroom bump out.

Q: Can you please tell us if the plans are available with 2x6 exterior walls. This is a code requirement in our area. Thank you!

A: There would be a $150 fee to upgrade this plan to 2x6. Please allow 5 working days.

Q: If I were to purchase the CAD file for this plan, what format would I receive the plans in and what CAD softwares would be best to modify it?

A: The plan will be sent in a .dwg file Auto Cad Version 2014. It will come in a zip file.

Q: With this plan, will the upstairs deck have a roof over it? If not, can that be designed to include a roof? Thank you.

A: Thank you for contacting us. The upstairs desk does not have a roof over it. It would have to be customized with Family Home Plans or your builder to have it modified.

A: The plan includes plumbing placement, an electrical plan for both floors, and it also includes the furnace and water heater placement.

A: Unfortunately, we do not have a different version of this plan to fit your needs. However, you could have the plan modified with the purchase of a reproducible or PDF.
