Q:I am seriously thinking about using your plan, but I live in an area of northern Ontario where we
get a lot of snow and cold weather. your twin roofs for the duplex would accumulate a lot of snow and would be a problem. I am therefore thinking about putting a single roof right across the duplex
which would avoid that problem. I realize that it might not look as good but it would be much more practical. Would that be a problem?
A:An alternate truss layout is possible for this plan using the center party wall as a bearing wall or changing the style of trusses. This can possibly be provided by your roof truss supplier or we can design something for you. Please note that as you are building in Ontario the plans require a BCIN stamp for permits. Because of this you will need to purchase the CAD files so that a local engineer or designer can make adjustments as needed. They can possibly change the roof style as well.

Q:would it affect the plan at all if I was to add 4 or 6 feet to the lenght of the building at the back of the duplex ?
A:The roof trusses will allow for 4’-0” to be added to the depth without any problems, the floor joists are supported on the party wall so adding depth to the building will not affect them other than the need for additional floor joists. Adding more than 4’-0” in depth would require the use of interior bearing walls to support the roof, this can be done but will be more difficult.
