Previous Ask The Designer Q & A
Question: On this Plan 51984 where is the Heating & Cool Unit and the Hot Water Tank located? Thanks Jesse Theriot
Answer: Mechanical systems are located in the attic space.
Date Posted: 28-May-20

Question: Is there enough room for my builder to make a vaulted ceiling in the master bedroom?
Answer: It's possible, but the peak of the vault would have to run left/right like the great room due to the framing of the roof above the master.
Date Posted: 26-May-20

Question: Is there an available lighting plan?
Answer: The electrical plan includes the suggested electrical plug and lighting locations.
Date Posted: 27-Apr-20

Question: Can this entire house be built with dimensional lumber or would I have to use engineered pieces in places. Except the garage. I would have the plans altered to delete the garage.
Answer: With the exception of the floor joists for the bonus room and crawlspace foundation, all other aspects of the framing are designed for stick frame construction with dimensional lumber. Pre-engineer joists are specified for the bonus floor and crawlspace foundation.
Date Posted: 16-Mar-20

Question: I was concerned about where an outside entrance to the basement would be at, are would that not work?
Answer: The basement available is an unfinished cellar type basement. If you wanted a walkout basement, it will depend on your lot and the way the terrain slopes as to where the exterior door would be.
Date Posted: 24-Feb-20

Question: Can you tell me the size of the windows in bedrooms 2 & 3?
Answer: These windows are 2860 (2-8 wide x 6-0 tall)
Date Posted: 03-Feb-20

Question: Can you tell me if there are areas that could be used for storage? Such as attic space or otherwise?
Answer: There is access to the attic space from the bonus floor, or if the bonus space is elected to remain unfinished, it could be used for storage as well. Thanks, Jason
Date Posted: 06-Jan-20

Question: Can this home be built without the bonus room? We do not want to be over 2200 heated square ft. If there is another plan where the bonus room included comes to 2200 please let me know.
Answer: The bonus room is currently not included in the heated square footage. The 2201 sf is for the first floor heated only. It is your option as to whether you build out the bonus room or not. The main structure of the house and roof allows for it to be built or not built.
Date Posted: 23-Dec-19

Question: If I go with 2x6 exterior walls will that change the sq footage.?. I have to build a 2200 sq ft minimum.
Answer: The 2x6 version of the plans does not decrease the square footage, so you should still be fine with your minimum requirement.
Date Posted: 23-Dec-19

Question: Where is the furnace and water heater located for plan 51984?
Answer: We do not call out a specific location as this will depend on what type of water heater and HVAC equipment is selected. Typically these are located in the attic space.
Date Posted: 23-Dec-19

Question: Is there a basement level floor plan?
Answer: No. All of our basements are unfinished.
Date Posted: 08-Oct-19

Question: How tall are the living room walls?
Answer: The front wall is 10' at the point that the vaulted ceiling begins. The side wall follow the vault to an approximate 15'-7" peak. Thanks, Jason
Date Posted: 10-Sep-19

Question: Is that vinyl siding or board and batt?
Answer: The style of siding is board and batten. We do not specify whether it is vinyl, hardie, etc. The materials are to be selected by the owner.
Date Posted: 07-Aug-19

Question: What are these applinces showing in the outside kitchen?
Answer: A grill, under-counter refrigerator, and sink.
Date Posted: 05-Aug-19

Question: I'm trying to visualize the vault in the great room. Is it symmetrical in the plans?
Answer: The dashed line in the center of the great room represents the peak of the vault. It is centered on the fireplace.
Date Posted: 09-Jul-19

Question: I love this plan but I need a fourth bedroom/office with no upstairs and a third car garage...is there something like that? I don’t want to change the plan just add to it
Answer: We don't have a version of this plan that meets your requests. However, the plan can be modified to your needs. Simply click the "Modifications" tab at the top of the page to receive a quote for your desired changes.
Date Posted: 26-Jun-19

Question: What size is the window in the master closet? What is the size of the front door?
Answer: The master closet window is a 5010 fixed window and the front door is a 5080 double entry door. Thanks, Jason
Date Posted: 03-Jun-19

Question: Will 2 x 6 exterior walls use the same footings and decrease interioir dimensions; or, will foundations be enlarged? Thank you
Answer: The extra 2" associated with 2x6 walls will be taken to the interior of the plan. Therefore the overall exterior dimensions will remain the same and rooms with an exterior wall will reduce in size by 2" along each exterior wall.
Date Posted: 03-Jun-19

Question: In the laundry room and the master toilet are those full windows or transit windows up top?
Answer: These are all operable windows and not transoms. The windows are 2030 (2'-0" wide x 3'-0" tall).
Date Posted: 03-Jun-19

Question: Beautiful design. Where would you suggest to put the water heater/ water softer system, and HVAC at? I don't see anywhere in the plans for them. I'm assuming the gargage. Please let me know. Thank you
Answer: The water heater and HVAC system are to be located on site by your mechanical contractor. Most of the time, these items are located in the attic space in order to keep from occupying valuable floor space. Thanks and have a great day! Jason
Date Posted: 25-Feb-19

Question: On this plan, where would the basement stairs go if we had a basement put in?
Answer: Good Morning, The basement stairs will enter where the broom closet is and go down under the bonus room stairs. Thanks!
Date Posted: 04-Feb-19

Question: Are there any interior pictures I could see? Particularly the kitchen.
Answer: Good Morning, This is a brand new design just released 2 weeks ago, so unfortunately we do not have any pictures at this time. Thanks!
