The Concept Plan Package Includes:

PDF files & CAD (dwg) files
  1. All four exterior elevations
  2. Floor plan(s) with overall dimensions
  3. Roof layout
  4. Sections as required
  5. Written authorization for the plans to be completed by your builder or designer/architect

  2. They’re forced to re-draw the plans to meet local building codes or construction techniques.
Conceptual Designs have been developed to address these issues. They offer the essential design for the home, providing everything a local designer, architect, or builder will need to finish the plans - (see sample).

The total cost of the Conceptual Design and the fees for making your changes will typically be far less than a custom design.

Although your local builder will most likely have a designer or drafting service that can help revise and complete the plans, we can complete the plans with your revisions (see pricing on plan details page - call for completion time).

A residential designer since 1977, Garnett's designs have been published in various magazines, including Southern Living, Better Homes and Gardens, and Country Living.

He has addressed issues regarding home design and urban design at various venues, including Harvard University and the National Association of Homebuilders. In 1997, he was inducted into the American Institute of Building Design's College of Fellows (FAIBD).

His television and radio appearances include, Martha Stewart Morning Radio, David Yate's Home Improvement Zone, and Better Homes & Gardens "Better TV.

His book, Home Plan Doctor, was published in December 2007.



Conceptual Home Designs…. Getting started


STEP 1
Select the Conceptual Design that comes closest to addressing your needs. Remember, virtually any change can be accomplished, especially exterior design variations.

STEP 2
Place a Concept Plan Package order for the design. We include everything you and your builder/designer might need. Each design will include a PDF file AND a CAD file (dwg) - (see sample). These can be emailed to you. Any local office supply (and your builder/designer) can print paper copies for you. Or, we can mail you the files along with paper copies.

STEP 3
Complete the Conceptual Design Customization Form included with your order (see sample). This checklist helps you determine the exact changes you want and will become a valuable means of communicating this information to your builder or designer.

STEP 4
Once you’ve determined the modifications that need to be made, you have a couple of options for finalizing the plans:

A) Take the Conceptual Design to a local design professional or to your builder. Remember, your builder may very likely be able to take care of everything from this point. An Authorization to Redraw the plan will be printed on the plans. Many builders either have someone in their office who can complete the drawings, or they work closely with a local designer.

B) If you prefer, we can assist you in completing the plans. Our knowledgeable staff can help you with any questions regarding your changes. We also have experience with various building codes and requirements in most states throughout the country. Once we understand the extent of your changes, we’ll be able to provide an estimate of the completion costs. Please contact me for more information.

Conceptual Designs, like all stock and custom-designed plans are protected from unauthorized use and copying by federal law. When you PURCHASE a Conceptual Design, PERMISSION to modify or redraw the plan will be INCLUDED. Remember, while we encourage you to print the plan information on our website (printer friendly) for review, it is UNLAWFUL to have this printer friendly copy redrawn or modified by you, your local designer, or your builder.
