A: Thank you for your inquiry. It is not necessary to have a basement in order to have radiant heating. A conventional water heater can be located in the attic or the storage room; however, we highly recommend the use of “on demand” systems because they are much smaller, more efficient and can even be located in cabinet space. Although the price to build the structure is going to be very similar no matter where you build, the total price will depend upon how you finish the home. That includes doors/windows, plumbing fixtures, appliances, electrical fixtures, interior finishes and exterior finishes. The specifications that come with the plans include a cost allowance schedule that allows you and your builder to select items to fit your budget. A single item can create enormous price differences. For example, an asphalt shingle roof for this home could cost as little as $6,000 while the most expensive slat roof could cost as much as $95,000. That is a price difference of $89,000 for the exact same home but with different roof finishes. Currently, there are some builders advertising prices as low as $65 per sq. ft which equates to less than $65,000 for this home but they use the least expensive spec items throughout the home. The average price for building this home is currently ranging from $95,000 to $130,000 but this reflects the spec demands of the average consumer. Of course you must take into consideration the price of the land, landscaping and other additional cost not reflected in the price to build just the home.
