This little cabin is just perfect for kicking back and enjoying your relaxation time, either indoors or on the front porch. The combined Livingroom and Kitchen/Dining combination offers plenty of comfortable casual living space and all of this for an affordable price.
A: Currently the plans show a stacking washer and dryer, the dimension of the unit on the plans is 30” wide by 28” deep. If the hot water tank is moved to another location you could put a side by side washer and dryer, with a width of up to 30” each, and a maximum depth of 28”. You will have to look at what size appliances you have available locally. We would recommend purchasing any appliance after the drywall has been installed, that way you can take measurements on site to ensure the appliance will allow for the door to swing without contact, and that you will have adequate room for plumbing and venting behind the appliance. As the wall behind the appliances is a 2x6 plumbing wall you can have your plumber recess your hose bibs into the walls to allow for extra clearance.
A: Yes
A: These plans were designed for electric baseboard heaters, you could install a furnace as desired by moving some of the mechanical equipment and putting some of it in the closets. Currently the hot water tank is in the mudroom, if needed you could put the furnace there instead and move the hot water tank into the linen closet, you could also use a hot water on demand water heater which mounts on the wall. The water pump, depending on it’s dimensions could be put into the bedroom closet. As another option, this plan is available with a crawlspace foundation option, this would allow for the mechanical equipment to be placed in the crawlspace.
A: Plan last updated in 2017 to basic IRC and NBCC requirements. It is the responsibility of the purchaser to make sure the plans are brought up to local codes as there are too many variance in North America to have them meet all codes, energy standards, seismic, hurricane, etc. This plan has been built many time over the last decade in many different states and provinces without problems. A: I'm sorry but this home doesn't come with a basement foundation and we have no other plan like this with a basement.
A: The bathroom is 5'9" x 9'8" and the mudroom is 6'4" x 5'3". These dimensions are taken from the middle of the interior walls to the outside of the exterior walls. Actual interior dimensions will be a few inches smaller.
