The floor plan offers three bedrooms clustered together with bedrooms two and three sharing a bathroom. The kitchen, dining area, and living room are open and have access to the garage and the rear deck. The front entrance is protected by a small covered porch. Classic Ranch Home Plan 45269 takes you back to the first half of the 20th century when Ranch Style Houses started to become popular. Firstly, the single story floor plan is designed to be one level. When you build on the standard crawlspace foundation, you eliminate the need for a staircase. In fact, you may only have two steps to enter the front porch. Some will choose to build on a slab and eliminate steps altogether. However, some clients will choose to build on the basement foundation option. In that case, the main floor plan is rearranged to make room for a basement staircase that you can enter from the living space.
Secondly, this 1200 square foot house plan is a good choice for young families and retirees alike. For example, a young family with only one or two children will find that a small home is affordable. A: The entry doors to the bedrooms are 30” doors. The entry door to the hall bath is 28” and the master bath door is 24”. We can make the plan universal and give you 36” doors but we would need to change the plan and you would need to discuss changes with our designer. Let us know if we can help.
A: Hello, The back deck does not come covered in the stock plan option, however we could modify the plan and make the back deck covered for $200. Our current monolithic slab option has the air handler in a closet in the heated area. If you would like to order with the modifications, please call and ask for Bonnie to place the order.

A: Hey Chris, we do not offer a study set. We can do modifications if you like or discuss any changes you want to make to the plans. We offer our plans with a truss roof or stick built roof. Our exterior walls are 4”.
A: Thanks for your interest in our plan. If you switch the kitchen and living room it will cause some adjustments to be made, plumbing, location of the kitchen sink, front door location and windows may change. It is a do able project change though. The roof should not be a problem if it is done correctly with flashing at the step downs.
