Question: Does the living space listed include closets and hallways?
Answer: The square footage is figured the same way as an appraiser figures it, measured from outside of all the exterior walls of the heated space, so yes it includes all closets, hallways etc..

Answer: Dimensions approx. 13' x 9' Counter tops approx. 33 sq ft including sink (not including raised bar top)

Question: The lower level of home plan is showing future plans for two more bedrooms (#4 & #5), is the foundation blueprint taking into consideration egress windows and wells that need to show for the foundation contractor?
Answer: This plan uses garden level (view-out) egress windows, changing to window wells for a flat lot may require some modifications to the foundation. The general contractor often makes such changes with the concrete contractor without plan modifications however, we can make that change to the plans (if required) for $100 (2hrs/50) and approx. 3-5 business days from the time of order.

Question: Can the doorway entering the onsuite be modified to accommodate a 32” door? Seems like there is enough room to take space from the walk-in closet. Also I am contacting the current owners of the home we just sold and built 15 yrs ago to find out the height of the garage openings. If possible we may want to modify from 7 to 7 ½ ft. if it is possible?????? One more item is the corner whirlpool, that is something we wish not to have again, instead we are wanting a single jetted tub and extend the vanity, would this work? (I also see that the window would have to be smaller) We really like this floorplan and I’m very appreciative of your time to help with the questions.

Question: You mentioned a "rear deck" in a post dated 27-Oct-14...I don't see a rear door in the drawing. Am I missing something???
Answer: The Dining Room bay window has a sliding door in the center of it for access to a rear deck, the size of the deck to be determined by owner.

Question: We do not want a basement. What is the dimension of the area that shows the down stairwell? Would it be large enough to make an office space?
Answer: The area is 7’-0” x 8’-0”, could be a small office niche.

Question: How tall is the basement ceiling? We would like 9 foot ceilings? What modifications would we need to do to accommodate them?
Answer: The basement ceilings are 8’, most builders could do a 9’ ceiling without modifying the plans otherwise, we can make the modification here for $50 if it needs to be shown for any reason.

Question: In the master bath, can the shower/tub be replaced by a large walk in shower? Also regarding vault in kitchen, I would like to run my cabinets as tall as possible. How high do you think the cabinets could go? Thank you
Answer: The vaulted ceiling over the kitchen is about 11’ high, the cabinets are shown 7’ hi, the max would be about 10’ but hard to reach. The MBR tub is 5x5 and the shower shown is 4’x3’, the two could be combined for a large walk-in shower, if that is too much then maybe pull the water closet into the bath about 18” to increase utility room?

Question: This plan seems ideal for us.We like the separate laundry and love the pantry. We are however restricted with size of house that we can build. Could you please check the square foot measurement. ? The info says 1539 .Not sure if that is correct. Thank you in advance.
Answer: The square footage (1539) is correct for finished living area. The Garage, Porch and rear deck are not included.

Question: I don't want vaulted ceilings in any of the rooms can it just be a all 8 ft ceilings flat throughout?
Answer: Yes the walls are already 8', the ceilings are vaulted with "sizzor" trusses which could be easily replaced with standard trusses for flat 8' ceilings.

Question: i am really looking to buy this plan but have one question could i put the sinks that are in the 2 bedrooms in the bathroom?
Answer: I don’t know any reason why not. The linen could be taken out and replaced with a sink, the walls around it may need some adjusting to add a little space there but, the interior walls are non-load bearing and can be moved as desired.

Answer: This plan has 8’ wall heights except for Bed #2 which is 10’ otherwise... The Living, Kitchen, Dining, Foyer and Master Suite are all vaulted ceilings.

Question: I hope this doesn't sound stupid, but can this house be built to become a solar/wind powered home? We love this plan but want to be as off the grid as possible when we move to Nova Scotia in a few years. Thanks! Karen and Joel Pothier Demorest, GA
Answer: The roof on the back of this house actually lends itself to work well with solar panels if it is somewhat south facing, wind turbines could be used with pretty much any plan.

Question: I would also like to know the size of the kitchen and is the pantry like a bootleg pantry? I also would like to know the size of the pantry. I really like the uniqueness in this floor plan.Thanks.
Answer: The Kitchen is about 13'x10' and the pantry appears like a 36" wall cabinet that is actually the entrance to an aprox 4'x6' walk-in.

    1/4" scale fully dimensioned Foundation/ Basement Plan Basement plan also includes "future finish" Recreation Room, 1 or 2 Bedrooms, Bathroom and Storage area's. 1/4" scale fully dimensioned Floor Plan In order to simplify construction, We use the most comprehensive dimensioning method in the industry. 1/4" scale Front, Side and Rear Elevations 1/4 inch scale elevations all the way around clarifies construction and can be used for Model building templates as well.

    Roof plan An eighth-inch scale "Birds-eye" view of the roof helps to simplify construction by showing all the valleys, hips, ridges etc.
