Question: Is the wall dividing the kitchen and living room a load bearing or could it be a half wall?
Answer: On the wall dividing the living room and kitchen. You can take out the wall up to the range, but you will have to beef up the beams to make them hold up the floor above. The have load bearing points. The beam coming across horizontal you will have to beef up and stretch it out. Also, the beam coming vertical will have to cross the horizontal beams. Just make them stronger and it will work

Question: Resending: Does this plan have fire places or gas logs in the living and hearth rooms? Thanks
Answer: There is a note on the plans for both fire places that indicates a gas range fireplace to install by manufacturer’s instruction.

Question: Where would placement for the basement stairs? And the size of the master closet?
Answer: The master closet is approx.10’ x 6’. The basement stair location is shared with the stair location already on plan that goes to the upper level. Access door will be in the corner of living room and rear of stair location.

    SET OF ELEVATIONS All plans include the exterior elevations (front, rear, right and left) that show and describe the finished materials of the house.

    MISCELLANEOUS DETAILS These are included for many interior and exterior conditions that require more specific information for their construction.

    ROOF OVERVIEW PLAN This is a "bird's eye" view showing the roof slopes, ridges, valleys and any saddles.
