Barndo Plan With Event Space 41847 has 4,013 square feet of air conditioned living space on two levels. Four bedrooms are available—main floor master bedroom and three children's bedrooms upstairs. In total, the plan has 3.5 bathrooms in the living space, but you will find two more half bathrooms in the event area. You will never run out of room because this plan offers a giant garage and shop area at 4,103 square feet, open event area at 2,092 sq ft, and huge wraparound covered porch.

Barndo Plan With Event Space 41847 is an unusual design—in a good way. Firstly, have you ever seen a house with a dedicated event area? Sometimes, homeowners will create a custom entertaining space in their basement. However, this new house plan is already equipped with raised bar, sink, refrigerator, cabinets, and two separate bathrooms. The open area will make an amazing dance floor for parties or even for dance instructors to host classes conveniently at home. With two half baths, you can accommodate your guests or students, and they will not need to venture into your private living space. This design is specialized and truly unique.
Secondly, any overflow of guests will migrate to the wraparound covered porch. In fact, you can slide back the doors in the event area. The porch is extra-deep on the back of the house, and it includes an outdoor fireplace with surrounded built-in seating. Thirdly, the shop and garage space admits tall vehicles like an RV and long vehicles like a truck and boat trailer. Homeowners will pounce on this property because it offers storage and vast opportunity for projects and hobbies. For example, the "car guy" in your family will set up shop in the back and proceed to restore a series of vintage cars.
4 Bedrooms and Loft
Moving inside, we find an open floor plan that is common for barndominium style designs. The kitchen takes up the back left corner, and it has a triangle layout with oven and refrigerator against the wall, and sink located in the island. Another slider door allows your family access to the porch and admits lots of natural light. Cozy up in front of the fireplace on winter evenings, or head into the den to read a book. Tuck yourself into the pantry if you hear the tornado warnings because it doubles as a reinforced safe room. Lastly here, we have a half bathroom and a laundry room with a double set of washers and dryers. Two washers and two dryers will help so much with a busy family!
The master bedroom is located on the main floor, and it features a luxurious walk-in shower and freestanding tub in the ensuite. Add to that a private toilet room, his and her vanities, and a giant walk-in closet that is attached to the laundry room for convenience. Go upstairs to access the three children's bedrooms and large storage and mechanical room. Bedroom 4 is a nice guest room because it has a private full bathroom. The kids will love utilizing the loft as a game room, so be sure to add an air hockey table and storage for your favorite board games.
What is not included will be beam sizes, floor framing plan, roof framing plan, wall framing plans, plumbing and hvac (We do not include these for a few reasons. Our plans are sold across the country, so it's not possible for us to meet local code requirements. To maintain usability, we allow for those details to be decided by local engineers and contractors so they can meet your code requirements.).

Q:I am interested in purchasing this plan. I may make a few modifications but I wanted to see if you've done a basement with this plan already and if so if you have any pictures of it. I have a sloped area on my farm I want to build and have looked at a lot of plans with walk out basements but the home isn't what I'm looking for. This home is but before I pay for the basement I wanted to see where it was incorporated to the plan.

We do not have the basement option done yet. I assume the stock basement option would incorporate the house plus the master bath and walk in closet. The mechanical room would go down in the basement. The rest of the basement would be open with beams and posts as needed. Does that help?

Q:Hello one more question I had that was overlooked. Could I get the outside dimensions of the event room. We will want some things moved around. After years we have decided on this plan. We would like to start the changes.
A:The event space is 53'-7" wide and 45'-0" deep. This does include the master bath and walk in closet. I gave the exterior dimensions.
Q:How do you arrive at 2092 sq’ on the event room? The dimensions on the plan show roughly 34x44 (1496). Also, could I get the outside dimensions on the house and event room? I’m building on a hillside and trying to figure out how I will position it.
A:34' is to the face of the two 1/2 baths. We try to show worst case scenario for room sizes.
The event center sf is calculated to include both 1/2 baths, the main area, and also the area from the fireplace to the door going into the house. It's not a perfect square... more of an L shape.
Q:The living space says 4013 square feet. I added it up, and it comes to around 2700. Is the event area living space? Why does the garage say 7438 when it's 60 x 64? Please send a breakdown of the square footage for each area? What is the width including the porch and garage but not the carport?

Q:Why are the beam sizes, floor framing plan, roof framing plan, wall framing plans not included? We are looking for exact plans for our local contractor. We have looked at plans from other homes built in our area, and they give detailed information down to the amount of 2x4, 2x6, every thing needed.
A:We are a small designer located in NE Indiana, and we sell plans all across the country. It's hard for us to give all of those details when codes differ all around. We tend to leave the super specific details up to local contractors and builders so they can meet your area's code. I hope this clarifies things!
Q:I’m curious about the actual size of this build. Is the event area footage counted in the living space or garage area? Also, it states 7438ft of garage area, but that doesn’t add up. What are the dimensions of the back porch, and what is the total slab sqft. Thanks

The garage square footage accounts for the event space, shop, and carport. The back porch is roughly 100'-7" by 20'.
