Q:Is there a way to extend the garage out towards the back to make it a 5 car garage?
A:There is. It would need to extend another 24’-0” to the rear. If you do not have width issue with your site we could add another 2 bay garage at a 45 degree angle off the left rear corner of the now exiting garage.

Q:In the family room, is it 17’ or 19’ from the stairs to the fireplace?
A:The actual dimensions are from the staircase to the front of the fireplace is 18’-3” and the back of the cabinets is 18’-7”. The depth from the window wall to the hallway wall is 17’-6”
Q:Is the outdoor kitchen included in the 1000 sf of porch?
A:The total square feet for all the porch’s will be exactly 1191 square feet.

Q:What is the square footage of the garage? Please confirm that the bonus room above is 969.
A:The Optional Media Room adds an additional 325 sq ft
Q:Do the plans you sell include schematics for electrical, plumbing, and duct work for HVAC and any other things that may need schematics
A:We provide electrical drawings. Plumbing schematics are not required in residential design. If the plan is a slab foundation we show all the plumbing locations in the slab plan for the plumber to install by. The HVAC layout is done by the the HVAC contractor who will do the job. There is no such thing as a “generic” HVAC plan. That layout and duck size is critical and based upon what the manufacturer’s equipment specifications are. He is already well trained in the specifications on the equipment he will be installing.
Q:Do you have pictures of the inside? Also I saw where someone asked about a hallway from the bouns to the bedrooms up stairs... do u have a floor plan of that?
A:We have a sister plan - Plan #58200 – that has some interior photos that would apply to this plan also.
We do not have a floor plan with a hallway from the Bedroom area to the connect to the Bonus room, but it could be done.

Q:Is this house/floor plan available with less square feet? I LOVE the floor plan, and the look of the house, its just slightly bigger than what we are looking for.
A:This is the smallest version of this plan that we have
Q:What would the square footage be on a basement for plan #58272
A:The Finished Square feet we show for the Terrace Level is 2230 sq. ft. But you can choose exactly what you want to finish and finish the rest at a later date
Q:Are the doors and hallways wide Enough to get a wheelchair through.
A:All doors on the Main Level are 3’-0” except for one opening is 2’-8” and that is still large enough to get a wheelchair through.
Q:Thanks for the reply. I have another question. If I go with the media room, what would the height of the downstairs family room be?
A:It is currently 12’-0” and it would remain the same. There are steps from the current hallway that step up on top of that ceiling below.
Q:Is this house designed to be built with I joists, or floor trusses?
A:We just specify Pre Engineered Floor Joist per engineered specs. That way you can choose what is local to you
Q:Can the bonus room be connected to the upstairs via a hall?
A:Yes, it could with a little rework on the plan we could connect it to the main hallway upstairs with another hallway.
Q:what is the sq ft for the covered area, outdoor kitchen, and screen porch? any of those included in the total sq ft?
A:Listed Square footage would never include and “unconditioned” space.
The Screen Porch and Outdoor Kitchen is 352 square feet
The Rear Terrace Is 348 square feet
Q:What does the "bonus area" of 969 ft. include? What does the 770 ft. in the upper living area include on the drawing?
A:The Upper Level at 770 sq. ft. includes Bedroom’s 3 & 4, closets and baths. There is an OPTIONAL Media that could be added that would add an additional 325 sq. ft. to the current 770 sq. ft.
The 969 I an OPTIONAL Bonus Room above the garage space that includes the Bonus Room, Closet and Bath
Q:With the basement option, how much square footage is added? Please note if there is both finished and unfinished space in the basement.
A:If – you finish all the space, we show then the total finished square footage is 2230 – but you can pick and choose what is finished and what is not. The only footage not shown finished is the Mechanical Room which is 210 sq. ft.
