Q:Does the kitchen and living area have vaulted ceilings?
A:Hello, The kitchen and living room have a flat 8' ceiling, but it could easily be changed to a vaulted ceiling onsite by the builder. The roofline does allow for the vaulted ceiling with no changes needed.

Q:Where would you put a furnace and hot water heater? Can you have a basement and can you have access to attic? Judy
A:Hello, The basement version of this plan is 59122. The extra space required to add basement stairs changes the footage to 950 heated. The basement level comes as empty unfinished storage space, but could be modified to be a walkout basement, or whatever you had in mind. If you have a basement foundation type, the heat and ac unit, and water heater can be located there. If you use a tankless water heater, which is most common now, those mount on any exterior wall, or inside on the wall. If there is no basement, the heat and ac unit will be in the attic, and a tankless type water heater will be necessary, unless you choose to put an old timey tank style water heater in the attic too, which is very common.
There is an attic access in the hallway, but it is not shown on the presentation plan you see online.

Q:It looks like there is room for a loft. There is a window in one of the pictures where a second floor would be. It there one?
A:No. There is no loft in this house plan.

Q:where is the hot water tank
A:Hello, We recommend using a tankless water heater, unless you want to put an old timey conventional type in the attic, with a catch basin, and drain line connected to the plumbing. The ac unit is also intended to go in the attic, since there is no good place to put it in a plan this small.
Tankless type water heaters are small and very flexible in their mounting locations. Usually, they are mounted on the exterior wall near the bathrooms, or under a counter, in the attic, under the house if its a crawlspace, etc...
Predrawn house plans do not include plumbing, heat and ac, or any other type of mechanical plans. This is all explained in more detail in the frequently asked questions portion of the website.

A:Hello, No there is no loft. There is floored attic storage up there with a scuttle hole or pull down stairs in the living area for access. It could be modified to be a loft with a ladder on the wall for access, and a vaulted ceiling in the living area, but its not that way now.
