FOUNDATION PLAN-On many of our plans we offer you options on the type of foundation you prefer. The available options for each plan are shown on the page with the plans.

FLOOR PLAN-Included with your plans will be a detailed floor plan, 1/4 inch scale, including location of lights, receptacles, switches and plumbing fixtures. Window and door sizes are noted.

ELEVATIONS-Our plans include complete front elevations drawns at 1/4" scale, other elevations drawn at 1/8" scale.

DETAILS-We furnish any necessary sections for construction of the home like Wall Sections, Stair Sections, Foundation Sections, etc.

Q: What type of CAD do you provide? I prefer dxf. Will you send a PDF with the CAD at no extra charge?

A: We can export the Cad file in a .dxf format in an AutoCAD R-2018-R2021 or later format if desired and we also send a PDF along with the CAD file at no extra charge.

Q: Is this plan available with a 2 bdrm layout Cheers

A: There is not enough room on the upper level to put 2 Bedrooms but we do have multiple other plans that are posted on the site that have 2 Bedrooms .

Q: Hi, I really like this 3 car garage/apartment plan, but had a couple questions. 1- Is there a way to see a picture of the back of this plan 2- Is there any virtual video available to observe the inside to get a feel for the visual appeal versus just a written floor plan. A: Attached are the rear and side views. Currently there are no interior views available.

Q: Does this plan utilize an attic truss for the upper living space or is a beam and truss joists (TJI) used to create the roof?

A: This roof is best constructed “stick” built using 2 x 8 rafters per your local code requirements. The floor system is specified as a “pre-engineered” floor truss per the manufacturers specifications.

Q: Do the larger dormer areas shown on the front and rear elevations require steel beams to support the floor joists?

A: There are no steel beams required in this design. The floor joist are “clear span” pre-engineered floor joist provided by your local lumber company
