No foundation design included. Due to the wide variety of soil conditions and various building practices, there is no way we could provide accurate drawings to cover all situations. A registered professional engineer should design the foundation for your specific lot. We believe something this important should not use generic drawings. Where we are located, most municipalities, FHA/VA, and all the builder warranty programs require the foundations to be designed by a registered structural engineer.

Q: Do you show the placement for the air handler or suggest a location for it?

A: We do not show the location of the air handler on the plans. The air handler would be located by the licensed Mechanical contractor. The pull down attic stairs "HVAC Access" is located in the ceiling in front of the Bedroom 3 / Secondary Bath doors. The HVAC unit would probably be placed in the attic above the Secondary Bath near the pull down attic stairs. The licensed Mechanical contractor would locate as deemed necessary.
