Q:What is the Ceiling Height in each of the rooms of this plan?
A:Hi,
The plans call for a 12’ ceiling in all rooms except for the living space. It has a 10’-6” ceiling (it could be vaulted though)

A:Yes it can. Not a problem.
Q:Can cathedral ceilings through the center of the house be added? Can the porches be walled in?
A:Yes, the ceilings could be vaulted and the porches could be enclosed.
Q:When you walk in the front door, are you walking directly into the kitchen or is there a wall straight ahead of the doors?
A:You walk into the kitchen. From the front door to the island is 4’5”
Q:Can this plan be built with cathedral ceilings?
A:Yes, the ceilings are flat and at 12’ now. The main room could easily be modified to have sloped ceilings. These would need ceiling collar ties at the 1/3 point from the top. These could be exposed or not exposed.
Q:where do you put the hot water heater?
A:The plan does not call out a location for a hot water heater. You would use an instant water heater…which is what most new homes have. This would either go on the outside of your house or in a closet. If you want a water heater then you could place it in the attic.
Q:Do the suite measurements of 10' x 14'4" include the depth of the closets? Thanks!
A:Those measurements do include the closet. The room dimension to the closet door is 10’ x 11’-10”
Q:What are the deminsions of the bathrooms? Thanks!
A:The following measurements are from wall to wall.
The bathroom is 9’-11” x 5’-10’.
Q:Where are the furnace and water heater located? Also, how are there windows as well as counters by the front doors? It seems that they would get in the way of each other. Thanks!
A:A furnace and water heater would be located in the attic. The counters in the kitchen stop 4” from the wall to allow for the windows.
Q:Where does the washer & dryer go and can you add a shower in the master bath.
A:Thank you for your interest in our firm. This cottage was designed without a washer/dryer. But that is an easy fix. You could place a stackable washer/dryer in the pantry(example). We will certainly modify our plan to meet your needs. This plan can be modified to include a separate shower in either suite…possible bump out the shower/tub. Feel free to use the modification tab on the plans detail's page to obtain a quote.
Q:Suggestions for washer and dryer inclusion.
A:We recommend putting a stackable washer/dryer in the pantry.
