ITEMS NOT INCLUDED
Mechanical Plans - Because of varying site conditions, mechanical plans such as plumbing and HVAC plans are not included. These items are easily obtained by your mechanical contractor or material supplier.
Site Plans – If required, this information must be obtained locally to include the information specific to your individual property.
Structural Calculations – In certain areas, particularly those in earthquake and hurricane zones, permit departments may require you to submit structural calculations for your particular conditions. When required, you should consult with a local structural engineer.

A: The garage door is shown on the floor plan as 20’ wide and 10’ tall.
A: Attic space is not heated area, so floorplans are not provided for that space. Attic space is available above the heated area and will have limited headroom along the exterior walls because of the slope of the roof.
A: The slab provided is a chainwall slab, so a monolithic foundation would require the plans to be modified.
A: See attachment. There is more than adequate space in the attic for mechanical equipment as called for by the drawings.
View Attached FileA: Yes, attic space is available above the living areas except over the vaulted great room. Access is available via a ladder in the garage or a pull down stair may be located in the living area.
A: Plan 82932 is a similar plan with no garage, or modifications could be made to this design to remove the garage. This is also a fairly simple change to make on site with your builder.
A: The basement provided is unfinished, but the space is approximately 1389 sf.
A: This is the only variation of this plan currently available, but you can certainly make modifications to it. Click the "Modifications" link to receive a quote.
A: Removing the garage would subtract 28' from the overall depth.
A: The Living Room windows are double 3'x7' windows.
A: There will likely be roof bracing from this wall, which would make it load bearing.
A: Approximately 15'-6".
A: The porch ceilings are flat....only the ends of the rafters are visible on the overhang.
A: We don't currently have any interior renderings. The living room is the only room that has a vaulted ceiling as indicated on the floor plan. The other rooms are 10' ceilings.
A: The stairs shown indicate the location to the basement if that foundation option is chosen. This plan in its original state does not have a loft but one could be added by modifying the plans. Click the "Modifications" link to inquire about a price and timeline.
A: See attachment. The window will only be visible from the attic space...it is not in the vaulted area.
