Previous Q & A
Q:What would it be in overall dimension without garage. Attic access like in utility room
A:Removing the garage would subtract 28' from the overall depth.
Q:I was going to order this plan with a couple of changes. Can you tell me the window size in the living room area as I might make a change on them. Thank you for your help! Jo Ann
A:The Living Room windows are double 3'x7' windows.
Q:Hi. On the alternate plan, is the interior wall of the basement stairs and storage room load bearing?
A:There will likely be roof bracing from this wall, which would make it load bearing.
Q:Hello could you tell me the highest point in the center of the living room where the vault and main beam go? Thank you Jo Ann
A:Approximately 15'-6".
Q:On the porch ceiling is the ceiling flat finished or are there ceiling rafters that come out over the beam on the porch and are open on the ends?
A:The porch ceilings are flat....only the ends of the rafters are visible on the overhang.
Q:Do you have any renderings of the interior? I need to know if the ceilings are vaulted.
A:We don't currently have any interior renderings. The living room is the only room that has a vaulted ceiling as indicated on the floor plan. The other rooms are 10' ceilings.
Q:Can the stairs go up to a loft as it appears there is 2nd story withe window in the front elevation photo?
A:The stairs shown indicate the location to the basement if that foundation option is chosen. This plan in its original state does not have a loft but one could be added by modifying the plans. Click the "Modifications" link to inquire about a price and timeline.
Q:Where does the vault start? Is the vault seen upstairs in the attic? We are not understanding how it fits with the window being centered on the gable ends.
A:See attachment. The window will only be visible from the attic space...it is not in the vaulted area.
A:Yes you can! Please click the "Modifications" tab above to get more information.
Q:What is the estimated price to build this plan?
A:The national average for a house is running right at $125.00 per SF. You can get more detailed information by clicking the Cost-To-Build tab above. Sorry, but we cannot give cost estimates for garage, multifamily or project plans.
