Plan Description
3 Bedroom 2 Bath Traditional Home Plan with 1521 Sq Ft, 3 Beds, 2 Baths and a 2 Car Garage
3 Bedroom, 2 Bath Traditional Home Plan 56712 has 1,521 square feet of living space. Homebuyers will choose this plan because it has open living space in an affordable size. Mom and Dad will approve the design because it's a split floor plan. Families will spend time together because the plan offers lots of outdoor living space.
3 Bedroom Traditional Home Plan
Three bedroom homes are gold in the U.S. real estate market. A large percentage of homebuyers are young families with an average of two children. The master bedroom is located on the right side of the house for privacy. The tray ceiling and barn door add interest to the bedroom. The walk-in closet offers lots of storage space too. In addition, there is a modestly-sized ensuite with everything you need: double vanity, shower, and private water closet.
On the opposite end of Traditional Home Plan 56712, we find two smaller bedrooms. Each bedroom has a standard closet, and both bedrooms are equal in size. We know what that means. The kids will have no reason to fight over a bigger room. Parents know the struggle. The kids share the guest bathroom off the hallway. Plus, we like the details: notice two small linen closets in the hallway. We all need more built-in storage, am I right?
Great Living Space
Have you ever been to a family gathering in an old house? Older homes will have several enclosed rooms. As a result, family members start to feel claustrophobic. Even worse, the separation cuts down on interaction between family members. Open living space solves that problem.
Traditional Home Plan 56712 has an open floor plan among the kitchen, dining, and great room spaces. Traffic flows freely, and everyone has plenty of elbow room. Plus, the open floor plan benefits families with younger children. Mom in the kitchen can keep an eye on the littles in the great room.
The large kitchen has abundant cabinet and counter space. Walkways around the kitchen island are open and spacious. The kids will sit at the eating bar to finish their homework. When it's time to play or read a book, step through the back door. The covered rear porch measures 18'8 wide by 8' deep.

Previous Q & A
Q:In the master bedroom. What is the length of the bottom wall from the
left wall to the opening of the door leading into the bedroom.
Also what is the length of the bottom wall from the right wall to the
opening of the door leading into the bedroom.
Thank you very much.
Q:Could you please give me the length of the wall starting at the front
door up to where the opening starts for going into the entry?
Thank you so much.
A:Approximately 13'-6"
Q:what are the dimensions of the bedroom closets in bedroom 2&3. What is the length of the bare wall in the kitchen that extends from the end of the cabinets to the door of the great room
A:Closets - 2-4 x 6-4
Wall - approximately 6-6
Q:Do the plans meet 2015 International Building Code?
A:Since this is a single family dwelling, it would fall under the jurisdiction of the International Residential Code and not the International Building Code. This particular plan conforms to the 2018 edition of the Residential Code.
Q:What size are the two large windows on the front of the house?
A:Great Room is a double 2870 and bedroom is a double 2860.
Q:Please send me the width of the kitchen window. It looks like a double window online. I am trying to figure out if a wide sink I am looking out will work with this plan. Thanks
A:The actual width will depend on what windows you select. The plans call for a double 2830 (2-8 wide x 3-0 tall). The total width will depend on the width of the mull that the manufacturer uses for a double window. If you need exact sizes, you will have to contact a window sales company and select a specific brand/style of window before they can give you a total width.
Q:What dimensions are the kitchen and great room windows?
A:Great Room -2870 double
Kitchen - 2830 double
Q:What are all of the window dimensions in each of the rooms?
A:The window sizes for each window will be provided on the construction documents. There are multiple different sizes, but each are labeled with the size on the floorplan that you receive with your order.
Q:If I order 5 sets plus PDF File, is the scale 1/4" for floor plan and elevations? Also, how many pages is included in a set?
A:See below for the sheet index of included pages. The scale for the floorplan and elevations are 1/4" as long as they are printed on 24"x36" paper as "actual size".

Q:How do you total the sq footage? When I add the rooms up its only 1,440 ish & that's hall, closets & stairs included.
A:You cannot add the room dimensions and come up with the total square footage. The room sizes given only represent the interior dimensions of each space, so the wall areas as well as spaces not labeled with dimensions would not be included in that scenario. The heated area is represented on the floor plan image by all areas shown in yellow. That space is the 1521. Unheated areas are shown in blue.
Q:Is there a materials list available for this plan?
A:There is a materials list available for $195. It is only available for the original slab version of the plan. Any other options (2x6 walls, basement, etc.) will not be reflected.
Q:Could you forward the walkout rear elevation and floor plan? Thanks
A:Good Morning,
This is a new plan and no one has purchased the walkout basement option yet. Therefore we do not have a rear elevation available. Our typical walkout elevation will mimic the door and window layout of the main floor on the basement level below. Also, please keep in mind that all of our basement options are UNFINISHED which means that there will not be a floorplan for the basement level.
Thanks,
Jason
Q:hi there, wondering if the 6 foot bar width is the widest you can go while still allowing for code requirement space between the island and their adjacent cabinets on both sides . Essentially, could the island be wider and still allow for proper space?
A:Currently, there is 4' between each end of the island and the adjacent cabinets. That could be squeezed to 3-6 giving you another 12" in width on the island.
Thanks,
